JOB DESCRIPTION

This role reports to a Senior Property Manager and has responsibility for the operation and maintenance of a portfolio of mixed used commercial properties and strategies and to deliver the best revenue outcomes to Aramark Property for carrying out this service. The portfolio will be predominantly retail and office properties.
The candidate will be required to generally maintain constant awareness of the importance of the clients’ corporate image and the role of on-site management and presentation in achieving that objective.

QUALIFICATIONS

  • 4 to 8 years’ experience in commercial/ retail Property Management
  • Have an appropriate third level degree and/or professional qualification –MRICS or equivalent
  • Excellent communicator who can work individually and as part of a team
  • Ability to work on your own but you are also a great teammate
  • Flexible approach and dynamic personality comfortable in a multifaceted and sophisticated business environment
  • Are solution Focused and inventive
  • Have the ability to negotiate with and influence third parties; tenants, contractors, clients
  • Are computer literate in word, excel, PowerPoint
  • Technically familiar with the management of portfolio of mixed property uses.
  • Able to proactively manage clients, tenants, contractors, and other partners
  • Able to report to clients in a clear, comprehensive, and concise manner
  • Must hold a clean driving license

Responsibilities:

JOB RESPONSIBILITIES

  • Reporting to the Senior Property Manager on the status of the properties under your remit on a weekly basis
  • Prepare and handle service charge budgets, analyze variances and take corrective actions where vital.
  • Ensure that operational standards at properties meet the clients’ requirements.
  • Inspect and arrange for maintenance and repairs to meet standards on time and within budget including implementation of Planned Preventative Maintenance measures.
  • Ensure that all health & safety practices and procedures are actioned, and clients are kept advised of risks as appropriate.
  • Ensure that rents and service charges are paid to meet clients’ financial objectives and collaborate closely with tenants, finance team, client, and solicitors as necessary.
  • Negotiate contracts with contractors following the procurement process and ensure that invoices are approved on time.
  • Lead the performance of on-site personnel.
  • Report periodically on performance both operational and financial as the need arises by the client.
  • Ensure that critical dates e.g. lease renewal, rent review, break clauses are advised to clients in a timely fashion.
  • Develop and integrate Sustainability standard methodologies/ accreditations where vital and work with the existing team to drive client sustainability initiatives including GRESB, LEED, WELL etc
  • Properties managed, and Clients serviced can be altered from time to time in response to changing the changing requirements of the Aramark Property business.
  • Be involved in new business pitches and consultancy services and advices to a variety of clients.
  • Establish and nurture constructive and positive relationships with tenants and members of the public and occupiers
  • Implement Planned Preventative Maintenance measures as is required that have been identified by a building survey
  • Support Aramark Property in preparing and presenting proposals for new work.
  • The role will include senior level interaction with clients, banks, and receivers.
  • Instigate and manage opportunities for business development and additional income sources
