Description:
SUSTAINABILITY
- Proactively support BGO’s culture of environmental responsibility and social responsibility, and lead efforts to demonstrate the organization’s commitment to sustainability and responsibility.
- Working with the Property Managers, set targets and goals for energy efficiency, greenhouse gas emissions, water usage and recycling
- Monitor utility consumption and develop and implement strategies for reductions, review consumption trends regularly with operations staff
- Continually seek, and engage staff in seeking, opportunities for waste reduction and improvements in recycling
- Keep abreast of new developments and industry standards and practices for efficient building operations by attending industry events and participating in company or industry committees
TECHNICAL QUALIFICATIONS
- System Maintenance Technician (SMT)/System Maintenance Administrator (SMA) certification is an asset;
- Must have a high level of knowledge of Building Automation Systems (BAS);
- 10+ years’ experience in running a portfolio of commercial properties ;
- Knowledge of local codes and regulations, ability to write specifications;
- Valid driver’s license with access to a vehicle;
- Intermediate level skills in Microsoft Office;
- Experience working with project management software (Procore, Yardi, etc.) is an asset
- Police Clearance – A criminal verification check is required for employment.
Communication & Relationship Skills / Personal Character Traits - Ability to communicate effectively and professionally, both oral and written; ability to develop and sustain cooperative working relationships with contractors, tenants and internal departments; mature and self-motivated team player who is committed to personal growth and ethical integrity; have strong relationships with industry peers and trade associations.
Time Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; may be required to attend to or provide direction during afterhours emergency situations.
Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; strong administrative and organizational skills; possess strong leadership, supervisory, mentoring and coaching skills. Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.

Responsibilities:
- Supervise, coach and mentor operations staff throughout multiple office towers
- Oversee weekly/monthly duty schedules for operations staff.
- Conduct regular inspections of all phases of the property operation.
- Ensure Operators are fully implementing programs for scheduled maintenance in order to minimize failure of equipment or building systems
- Support the operations team on HVAC, mechanical, plumbing, lighting, electrical, elevating devices and life safety systems
- Oversee the Angus system preventative maintenance system, assuring all tasks are implemented and completed on a timely basis, HVAC, Fire inspections, Service providers contracts agreements, etc.
- Review Building Automation Systems – ensure they are properly programmed both for tenant comfort assuring all equipment and field devices are meeting their set points
- Investigate all alarms are correctly acted upon.
- Review the BAS system, assuring energy management programs are implemented and fully operational.
- Oversee building service agreements ensuring that service providers (e.g. HVAC, snow removal, landscaping, etc.) are meeting the requirements of the contract
- Manage certain construction and tenant improvement projects - on time and on budget
- Review and approve mechanical and electrical design specific to properties.
- Liaise with regulatory or civic authorities having jurisdiction.
- Support the corporate occupational health and safety program, ensuring that staff are trained and following the correct procedures
- Ensure applicable construction and contractor agreements, etc. are completed according to company procedures
- Assist in promoting owner/tenant goodwill by reviewing work orders to ensure corrective action has been taken
- Assist with the development and maintenance of building manuals and fire plans
- Provide technical or administrative advice to internal and external clients
- Conduct insurance and risk management inspections, remedial actions and reporting;
- Manage and respond to environmental risks and hazards, conduct annual environmental assessments and reporting
- Participate in BentallGreenOak and tenant operations meetings.
- Assist in the creation of and have a working knowledge of the operations budget ensuring that expenditures are within budget guidelines and to maximize full value of dollars spent, while maintaining common area expenses as charged back to tenants
- Perform life cycle costing exercises.
- Assist the property manager with coordinating capital projects.
- Remain current and up to date with new industry practices, legislative changes and new technologies
- Other assigned duties.
