EXPERIENCE AND QUALIFICATIONS:

  • 5+ years’ experience in a commercial, retail, or hospitality setting with direct supervisory experience.
  • Comprehensive understanding of building operations in all areas of mechanical, fire and safety, electrical and HVAC systems.
  • Technical Certificate (C.Tech. or A.ScT.) or Journeyman Tradesperson (Electrician, Plumber, Refrigeration) preferred, FMA / RPA + BOMI SMA / SMT an asset.
  • Water Treatment Plant Operator Certificate, Level 2 preferred, Level 1 an asset.
  • Post-secondary-related courses or Fifth Class Power Engineering or better is preferred.
  • WHIMIS and First Aid training.
  • Understanding of financial reports, budget planning and forecasting, and procurement.
  • Fluency using Microsoft Office (Excel, Word, and Outlook)
  • Ability to read construction drawings with general knowledge of building envelope/construction.
  • Strong organizational, planning, and time management skills.
  • Excellent analytical and creative problem-solving skills with the ability to solve problems and achieve goals using facts and sound reasoning.
  • Strong oral and written communication skills.
  • Self-motivated team player who is committed to creating a team environment focused on integrity and responsiveness.
  • Ability to allocate and prioritize time effectively and manage multiple demands with tight deadlines. Work under pressure and achieve quality results.
  • Work environment requires moderate physical effort with the ability to operate in high levels of stress during emergencies. Work may require repairs or maintenance in inclement or uncomfortable weather-related conditions.
    The expected annualized base salary range for this role is $80,000 to $110,000.
    The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.

Responsibilities:

ROLE DESCRIPTION

The Mechanical Manager is responsible for ensuring that Oakridge Park mechanical and electrical systems are managed and maintained to the highest standards in a safe, code-compliant, and environmentally responsible manner. The Mechanical Manager provides professional leadership to a driven team of Building Operators. Reporting to the General Manager, Operations and Technical Services, this position offers departmental support and technical expertise in building systems focused on asset protection, occupant comfort, superior customer service, and safety.

RESPONSIBILITIES

  • Manage a team of Building Operators (Mechanical Team) plus contracted staff, ensuring adherence to company policies and procedures, quality control, professional appearance, training, and overall performance.
  • Lead regular team meetings to promote engagement and accomplish goals.
  • Develop team Performance Objectives, track, and manage Departmental KPIs.
  • Train and rotate employees in different areas to maintain a flexible workforce.
  • Handle on-the-job problems, concerns, and complaints in a timely and professional manner.
  • Coordinate and manage third-party contracts and contractors to ensure specifications, standards, safety practices, and contract provisions are adhered to.
  • Contract Management and oversight will include, but not be limited to the Water Treatment Plant (Level 2), HVAC Systems, Vertical Transportation, NFPA Testing & Inspections: Fire Panels, Fire Pumps, Sprinklers, Compressors, Generators, Fire Pumps, Backflows, Automated Bike Silos Systems, DDC and IBMP, Leak Detection System, Stormwater Treatment Systems (Jellyfish), Oil/Water Interceptors, etc.
  • Manage the maintenance of all Heating/Cooling Equipment downstream of the onsite District Energy System within landlord-controlled Energy Transfer Stations to ensure comfortable environmental conditions for retail and office occupants.
  • Including all equipment within three (3) levels of underground parking, in 800,000 +/- square feet of retail GLA, nine (9) acres of rooftop park with rainwater collection systems, and approximately 200,000 square feet of office GLA.
  • Manage and oversee the comprehensive Preventative Maintenance Program for all building equipment (electrical/mechanical) using the property Asset Management System.
  • Ensure the property and building systems are maintained in a first-class manner.
  • Oversee daily operations of the Building Automation Systems (BAS), Energy Management System, Fire Alarm System, and lighting controls.
  • Document inspections and provide action planning for deficiencies.
  • Document and record daily/weekly logs and life cycle forecasting reports of building equipment.
  • Manage Mechanical Repairs & Maintenance budgets and expenses, issue Purchase Orders, and assist with the Annual Budgeting process for departmental activities.
  • Review daily Work Orders, service call reports, and tenant requests by focusing team efforts on efficiency and a high standard of customer service.
  • Conduct periodic follow-up calls and meetings with tenants and stakeholders to solicit feedback on team performance.
  • Create action plans to improve satisfaction ratings.
  • Work collaboratively with other Departments and stakeholders on daily activities to mitigate general disruptions to retailers, customers, and events.
  • Oversee and manage CapEx Projects and Major Repairs.
  • Participate in the property Occupational Health & Safety Program.
  • Manage energy and utility consumption, providing detailed utility tracking, a monthly analysis of meter readings, the building’s sub-metering program, and meter re-certifications.
  • Conduct insurance and risk management inspections, remedial actions, and reports.
  • Liaise with regulatory or civic authorities as required.
  • Provide emergency response coverage as required.
  • Other related duties as required.
