Description:

JOB OVERVIEW:

The Operations Manager will conduct regular inspections of the entire property/properties for the purpose of Checking all Landscaping Standards. To administrate the process of invoices and Budgets with the Property Managers/Senior Managers, and its processes, work closely with homeowners to assist with complaints, concerns they may have. This position assumes total responsibility for the “physical plant.” Closely monitors, identifies, and communicates problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware, other minor building repairs and cleanliness.

SKILLS & QUALIFICATIONS:

  • Minimum of High School diploma. CPR Certification is desirable.
  • Must possess a strong managerial background. Experience as a manager managing the Property or building operations, such as staff and service contracts, resident retention and resident improvements is preferred.
  • Strong working knowledge of customer service principles and practices.
  • Strong interpersonal skills.
  • Proficiency and working knowledge of Microsoft Office Applications.
  • Multiple language fluency preferred.

PHYSICAL REQUIREMENTS:

  • Physical demands include the ability to lift up to 50 lbs.; Standing, sitting, walking and occasional climbing.
  • The employee is required to work at a personal computer for extended periods of time as well as talking on the phone for extended periods of time.
  • Ability to detect auditory and/or visual emergency alarms.
  • On-call 24/7. Ability to work extended/flexible hours and weekends based on project requirements.
  • Driving when necessary.
  • Ability to respond to emergencies on a timely manner.

Responsibilities:

  • Have proposals created by vendor for all root intrusion problems including pavers, swales, sidewalks, and homeowner front yards.
  • All roadways, sidewalks, pavers of driveways (easement), parking lots, and any other hard surface on property.
  • All work orders and formal complaints from homeowners for lake maintenance, roadways, and sidewalks.
  • Ensure budget line items for said responsibilities are not exceeding goals.
  • Responsible for any issues regarding LWDD and County highway department
  • Create RFP’s for items of responsibility
  • Interpret and understand contracts
  • Maintain Lake and Wetlands
  • Attends Environmental Study Group
  • Maintains a safe and secure environment throughout the building(s).
  • Supervises, trains, and directs maintenance staff through work orders.
  • Plans, monitors, and appraises job results; coaches, counsels, and disciplines employees.
  • Assesses repair needs and estimated time needed for repair (including evaluating problems to determine whether professional assistance or further instruction is needed to complete task/repair).
