Job Description: Operations Supervisor

QUALIFICATIONS :

Have a minimum of 5 years of operational experience in a high-rise office tower
Preferably have a post-secondary degree or diploma in building science, mechanical or electrical engineering. Proven relevant technical and mechanical skills / training ie. M&E or Technology diploma (Power Engineering) would be ideal
Preference would be given to candidates with project management experience and are currently enrolled or have completed their SMT/SMA RPA/FMA or other BOMI and similar courses
Have proven management and supervisory experience
Possess strong experience with working knowledge of electrical and mechanical systems including HVAC and life safety systems, Base Building networks, SMART building technologies. Having a valid 4th Class Power Engineering ticket is considered an asset
Carry a good understanding of tenant building construction design and construction build outs, including MS Office; Excel, Outlook, Project, Word, and Excel
Literacy in Building Automation Systems, Preventative Maintenance programs, and Microsoft Office applications including Word, Excel, Outlook, and PowerPoint
Have excellent time management skills and can easily prioritize tasks while managing other ongoing activities

Responsibilities:

Build and maintain positive relationships with internal and external customers by delivering the Oxford Commitment, every day in every transaction.
Responsible for coordination, management and supervision of multiple vendors and contracts. The key focus for this role is to ensure that the contractors’ performance is consistent with Oxford standards.
Coordinate and supervise the Building Services Coordinator, conduct regular building inspections to early identify areas requiring attention; document investigative findings and seek practical cost-effective solutions for rectification or management.
Planning, organizing, and overseeing the Maintenance and loading dock teams to ensure priorities are met.
In partnership with other members of the Operations team, liaise with tenants and various service providers regarding cleaning, waste removal, snow removal, grounds keeping and other building related matters, in accordance with the established service level agreements.
Determining scope of work, receiving cost estimates and referring problems requiring specialized work to outside contractors and monitors work performed.
Responsible for the implementation and supervision of preventative maintenance programs and systems, using Canadian Standards Association guidelines, and best practice applications for providing hands on support and assistance to the team.
Assist the Operations Manager in gathering quotes and proposals for various building services and provide a high-level summary and comparison of these documents.
Objectively evaluate all contracted services; periodic review of 310-MAXX and Angus reports and performance; provide direction for repairs and follow-up on work orders when required.
Assist the Operations Manager in budget creation and maintenance as well as invoice processing and accruals.
Actively participate and supervise efforts around BOMA Best, LEED, and other building certification programs and ensure accurate data are maintained and submitted.
Provide relief and coverage during the Operations Manager’s absence.
Assist with other duties as required
