Description:
We are looking for an organized, detail-oriented, part time property management professional to join our team as a Property/On-site Manager in the Tacoma, WA area. We are a well-established Property Management Company that manages desirable multi-family apartment buildings ranging from 20-200 units. We are strong believers in promoting from within and have built a great sense of community to work in.
Our ideal candidate will be willing to live on-site, or live within a 5-10 minute commute of the property, be organized, have a high level of integrity, take pride in their work performance, and have the ability to interact and work well with others. $23-$26/hour DOE
Duties
- Reports to the Portfolio Manager
- Interacts with residents and and intracompany team members with a high level of customer service and kindness, with a positive attitude
- Oversee the cleanliness, security and repairs of the building, communicating and scheduling with the Portfolio Manager, vendors and/or maintenance
- Perform leasing duties including posting ads, responding to inquiries, showing apartments and preparing and executing leases
- Perform market comparisons when necessary to ensure the units are within market rates
- Conduct Move in and move out inspections
- Post Renewal notices and negotiate lease renewals
- Maintain digital resident files and post violation notices when needed
- Perform property walks to ensure all maintenance, security and custodial issues are promptly addressed
- Respond to Portfolio Manager and residents within 24 hours (talk, text and email communication methods required)
- Coordinate units turns and repairs with vendors/maintenance.
- Perform rent collections and oversee all rent collection efforts
- Have a general comprehension of Landlord Tenant Law and understand the terms of the rental agreement.
- Be available for after hours emergencies (fire, flood) and relay to vendors/maintenance
We are looking for an applicant with the following abilities and qualifications:
- Property Management or Real Estate Experience preferred, but not required
- Customer service experience preferred; excellent customer service, communication skills and writing skills required
- Basic understanding of minor maintenance needs
- Computer literacy – email is required communication method
- Organizational and administrative skills
- Management and communication skills
- Experience with RealPage/OneSite a plus
