ABOUT YOU

  • Asset management and asset planning fundamentals, including financial analytics, forecasting skills required to understand long term cash flow and investment returns, including Discount Flow Flows, IRR’s, Discount Rates etc.
  • Operational Expertise: Experience and or a strong understanding across core leasing, development, and asset management functions for Retail assets, with an emphasis on asset strategy.
  • Valuation and Investment Markets: Demonstrated deep relationships with consultants and understanding of valuation & investment fundamentals for Retail real estate.
  • Portfolio Reporting and Business Planning: Deep understanding of each asset and how it complements the existing portfolio.
  • Strategic Decision Making: Financial Management, including preparing investment case recommendations.
  • Master-planning & Market Assessment: Demonstrates a robust understanding of the principles of evaluating an asset’s potential over its lifecycle

Responsibilities:

We have an opportunity for a Portfolio Insights Manager (Retail) to join the Investment Management team to be based in the Sydney Head Office. In this role you will be focused on creating and delivering the 10-year Strategic Asset Plans across the Town Centre’s portfolio to forecast and enhance investment returns and create optimal sector allocation for the Investment Management platform.

Daily responsibilities will include;

  • Lead the 10-year Strategic Asset Plan process for the Town Centres portfolio, developing asset strategies that align with the broader Investment Management Strategy. Ensure the portfolio composition balances risk and return according to investor objectives, risk tolerance and time horizon.
  • Actively manage and report return metrics for the Town Centres Portfolio. Understand drivers of growth, risk areas and weaknesses across the portfolio and ensure they are appropriately integrated into the internal Budget / Long Term Forecast and returns. Understand hurdle rates based on Group Strategy and investor expectations to ensure each asset within the portfolio are meeting their expected returns.
  • Maintain a deep understanding of market fundamentals and trends relevant to the Retail sector to inform the individual asset strategy and return profile.
  • Support funds management through ensuring a streamlined focus on investment management, asset planning and finance reporting and compliance processes for existing and future funds as the business expands.
  • In conjunction with the broader investment management business, provide input to new business (M&A) opportunities for Town Centres to grow assets under management for both existing and new investors.
  • Provide an independent review for Master Planning and Development Approval ensuring alignment to portfolio strategy and development returns meet appropriate hurdles to ‘as is’ returns.
