Description:

PERFORM ADMINISTRATION RELATED FUNCTIONS.

  1. Collaborating with internal departments to ensure effective management of the larger repairs and maintenance. Approving of all related repairs in terms of SODA.
  2. Utilizing business tools to effectively manage the portfolio. (Power BI, Freshdesk, MDA, etc.). Presentation of portfolio performance at monthly controlling office meetings.
  3. Approving of all credit control admin instructions in terms of SODA.
  4. Approving of all leasing-related instructions in terms of SODA.
  5. To ensure that the processes are adhered to in terms of the company policy and procedures.
  6. Manage other administrative processes related to effective management.

QUALIFICATIONS & EXPERIENCE:

  1. Tertiary qualification in Property Management related qualification preferred.
  2. 5-10 years’ property experience preferred.
  3. Estate Agencies Affairs Board Competency Certificate (NQF Level 4).
  4. Code 08 Drivers License required.

Responsibilities:

JOB PURPOSE

To manage a profitable property portfolio in line with business strategy, which entails managing and mentoring a team to achieve shareholder value.

PERFORM FINANCIAL TASKS AND DUTIES ASSOCIATED WITH THE ROLE.

  1. Preparation and presentation of the annual operational budgets which provides an indication of performance ahead.
  2. Management of tenant arrears.
  3. Measurement of monthly property performance against the annual approved operational budget.
  4. Ensure that monthly reports are completed timeously.

PERFORM OPERATIONAL TASKS AND DUTIES ASSOCIATED WITH THE ROLE.

  1. Manage and monitor the various inspections conducted by the Property Manager.
  2. Manage and administer the customer services queries in a timeous and effective manner.
  3. Regular building visits with subordinates.
  4. Chair monthly financial, team and building manager meetings.
  5. Contributing to the Sales & Marketing meetings to provide innovative ideas.
  6. Identify and motivate improvements to poor performing properties.
  7. Effective management and interaction with subordinates and internal departments to reduce vacancies and improve income.
  8. Managing the renewal process with existing tenants to achieve the best possible outcome.
  9. Interact and build relationships with all stakeholders.
