Responsibilities:
In this role, you will be responsible for leveraging your technical expertise, including advanced Building Information Modeling (BIM) and Virtual Design and Construction (VDC) tools, and construction knowledge to support developing and standardizing Marcon’s logistics, constructability details, and the pre-construction phase of residential building projects. Working closely with the Marcon team, consultants, trade partners, project managers, and subcontractors, you will analyze project requirements, optimize designs, and streamline processes to ensure successful project delivery, with a focus on integrating 3D/4D modeling, scheduling, and clash detection.
Project Delivery:
- Maintain a dashboard of projects in pre-construction and provide status updates on pre-construction activities to the Director of Pre-Construction.
- Complete meeting minutes for Development and Pre-Construction bi-monthly meetings.
- Under the direction of the Director of Pre-Construction, engage with various stakeholders (Owners, Development Leaders, Designers and Consultants, Trades, Estimators, and Construction Personnel) to deliver tasks related to the pre-construction process, including:
- Concept pre-construction plans and timelines.
- Early engagement of major trades with concept plans.
- Review of construction documents (all reports, drawings including; code, Geotechnical, M&E, Architectural, Civil structural including Revit BIM models).
- Value engineering, cost reduction, risk, and opportunity identification.
- Constructability reviews.
- Coordination of meetings including minute-taking and distribution.
- Planning of site logistics and mobilization using 3D CM builder software (environment, demolition, traffic, crane, municipal constraints, site set-up, etc.).
- Create project safety and construction staging plan drawings.
- Analyze preconstruction drawings, site plans and surveys, architectural and engineering drawings to identify potential conflicts and propose design optimizations.
- Utilize Building Information Modeling (BIM) software extensively to create detailed 3D models, facilitate coordination among project stakeholders to support site logistics, building plans, and standardized details.
- Support our estimating team / prepare accurate cost estimates for materials, labor, and equipment using construction estimating software and industry data.
- Research building materials, source suppliers, and facilitate procurement to ensure timely delivery within project budget constraints.
- Collaborate with design and construction teams to explore value engineering opportunities and optimize project value.
- Develop preconstruction schedules, logistics plans, and sequencing strategies to enhance project efficiency and minimize risks.
- Stay up to date on building codes, zoning regulations, and permit requirements to ensure project compliance.
- Maintain comprehensive documentation of pre-construction activities and generate reports to track progress and communicate key insights.
