Description:

POSITION OVERVIEW:

We are seeking a full time Project Manager to lead projects from concept to completion. We are seeking an experienced individual who is passionate about construction, design, delivering high quality work and providing an unmatched customer experience. The Project Manager will be responsible for all aspects of a project from start to finish including estimating, planning, cost control, scheduling, safety, communication, quality, the construction process and activities.
As a design-builder, the Project Manager will be responsible to lead design teams and work collaboratively with clients, consultants, subtrades and suppliers. The Project Manager will require knowledge of building systems including foundations, building envelopes, mechanical, electrical, and civil work, etc. The Project Manager must understand how to coordinate between the various systems and disciplines.

QUALIFICATIONS:

· Minimum of 5 – 10 years of experience in commercial construction, with a proven track record of successfully managing construction projects from start to finish.
· Extensive knowledge of construction methods, materials, and techniques, with a strong emphasis on safety and quality.
· Experience and knowledge of foundations, wood framing, steel framing, pre-cast concrete, finishing work, mechanical systems, electrical systems and civil work.
· Excellent leadership, communication, and interpersonal skills, with the ability to effectively manage and motivate a diverse team of construction professionals.
· Strong problem-solving and decision-making abilities, with the capacity to anticipate and address potential issues before they escalate.
· Proficiency in construction management software and tools, such as Microsoft Office, Microsoft Project, and Blue Beam is required.
· Strong language skills and the ability to prepare professional quotes, proposals and correspondence.
· Experience with the Last Planner System is an asset.
· Education in construction management, engineering, or a related field is an asset.

Responsibilities:

· Team Leadership: Provide leadership, chair site meetings, and build relationships with the project team. Provide direction to on-site personnel, including subcontractors, to ensure productivity and accountability throughout the project duration while fostering a positive work environment.
· Estimating: Develop and outline scopes of work and prepare accurate estimates. Draft quotes and proposals.
· Procurement: Evaluate subcontractors and suppliers. Review and negotiate agreements. Draft subcontracts, purchase orders and change orders.
· Cost Control: Monitor the project budget to ensure projects are completed within budget. Find efficiencies to reduce project costs while maintaining high quality work and long term relationships.
· Scheduling: Prepare a master schedule in collaboration with subtrades and suppliers. Enforce timelines as required and ensure projects are delivered on time or early. Forecast workforce requirements and coordinate with vendors. Ensure long lead time items are identified in advance and ordered in a timely fashion.
· Site Management: Review on site activities and workmanship for compliance with the project requirements.
· Quality Control: Implement and enforce quality control procedures to ensure that workmanship meets project specifications and our high-quality standards.
· Safety Compliance: Ensure compliance with all safety regulations and company policies to maintain a safe working environment for all personnel on site.
· Coordination: Coordinate with subcontractors and vendors to schedule work activities, resolve conflicts, and ensure timely delivery of materials and services.
· Communication Excellence: Maintain regular and clear communication with clients, architects, engineers, subcontractors, suppliers, and other stakeholders to provide project updates, address concerns, and resolve issues in a timely manner.
· Documentation: Maintain accurate and up-to-date project documentation, including field reports, progress photos, shop drawings, schedules, and as-built drawings, to track project milestones and facilitate project closeout.
· Problem Solving: Proactively identify and resolve potential construction issues, and unforeseen challenges that may arise during the construction process.
· Continuous Improvement: Proactively seek opportunities for process improvements and innovation to enhance project efficiency and effectiveness.
· Drawings & Submittals: Review shop drawings and submittals for conformance with the site conditions and contract documents. Ensure submittals are completed far enough in advance to ensure there is sufficient time for lead times, fabrication, etc. to meet the project schedule.
· Contract Administration: Purchase orders, subcontracts, safety documentation, and other miscellaneous administrative tasks as needed.
