Description:
Criterion Capital is an entrepreneurial hands-on developer and asset manager of Residential, Hotel, and Commercial properties.
We have a vertically integrated platform of sector specialists that convert end of life buildings to residential and hotel uses.

Role Overview:
Piccadilly Construction, our in-house Contraction Management Team, is seeking a proactive and detail-oriented Construction Project Manager to deliver conversions from inception to completion. This role requires someone who is able to challenge conventions to take full ownership and manage projects/teams and create comprehensive project plans outlining the scope, objectives, programme, resources, and budget.
o Develop comprehensive project plans outlining the scope, objectives, schedule, resources, and budget.
o Obtain necessary permits and maintain accurate and organised project records, including contracts, change orders, and inspection reports.
o Manage project budgets, monitor expenditures, and ensure cost-effectiveness.
o Negotiate contracts to obtain the best terms and value.
o Create detailed project timelines and milestones, ensuring adherence to project schedules.
o Identify potential risks and address and resolve any issues or conflicts that arise
during the project lifecycle.
o Closely manage and challenge design teams and other construction professionals to ensure alignment with the project objectives.
o Serve as the primary point of contact for clients, stakeholders, and team members, providing regular updates on project status
o Allocate and manage resources and ensure that all team members understand their roles and responsibilities.
o Implement and enforce quality control measures and ensure compliance with safety regulations and promote a safe working environment.
o Maintain accurate and organised project records, including contracts, change orders, and inspection reports and ensure all documentation is up to date and in compliance with local regulations
About You:
o A minimum of 5 years’ experience in construction project management
o A proven track record managing medium to large-scale conversions.
o Experience in the hotel and/or residential sector is a plus.
o Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
o A Masters degree or additional certifications (PMP, CCM) are a plus.
o Strong knowledge of construction methods, materials, and regulations.
o Excellent leadership, communication, and negotiation skills.
o Proficient in project management software and tools (MS Project, Procore, Primavera).
o Ability to work under pressure and manage multiple projects simultaneously.
o Initiative to challenge and drive projects forward.
