As a PML, you will be pivotal in leading and executing projects from inception to completion. You will work closely with cross-functional teams to ensure that projects are delivered on time, within scope, and aligned with our strategic objectives. Your expertise in project management methodologies will be crucial in optimizing processes and driving continuous improvement.

EXPERIENCE:

  • Minimum five (5) years’ experience in construction project coordination and/or management with minimum two (2) years of multifamily (condos/townhomes) construction experience.

EDUCATION/KNOWLEDGE:

  • Minimum high school diploma; post-secondary education in a related field preferred
  • P.Eng, PMP, E.I.T. and/or GSC considered an asset.
  • Demonstrated and ongoing professional development, remaining current on industry standards, new products, and/or compliance regulations strongly considered.

REQUIRED SKILLS:

  • Ability to manage multiple construction projects of moderate complexity with combined scope of at least $25M
  • Highly organized with practical managerial, communication, and problem-solving skills
  • Ability to develop and maintain a positive working relationship with staff, clients, consultants, trades, and regulatory authorities.
  • A keen understanding of being an asset in an evolutionary environment.
  • Computer literacy in field/office communication – Outlook, Word, Excel, MS Project, Procore & Jonas, Blue Beam, or AutoCAD and Revit (BIM) are considered assets.

Responsibilities:

  • Accurately manage project finances through standard project management practices.
  • Review preliminary drawings with the Site Superintendent for feedback on cost and design, job scope, schedule, and budget.
  • Assist Pre-Construction in developing Class D and C budgets before construction when required.
  • Prepare a detailed divisional scope of works before tendering.
  • Provide and manage CCD contracts, CCA1 contracts, RFIs, SIs, CCNs, CDs, and COs as required
  • Initiate and manage the submittal tracking process from the start to the end of the project via Procore.
  • Facilitate product selection along with the development team
  • Mobilize site set up with Site Superintendent to ensure proper planning/organization, ensuring all applicable permits, insurances, site office, storage, temporary fencing, and temporary power are in place
  • Organize and conduct pre-construction meetings, provide pre-construction checklists and specifications, and organize Master Project Documents such as drawings.
  • Execute assigned construction project(s) as per plan with the ability to make decisions on behalf of Abstract and client with the best interest in mind concerning value and design.
  • Coordinate with Sales and Development teams to ensure proper documentation and updated drawings, contracts, and scopes are produced in a timely manner to avoid site construction delays and ensure the accuracy of any client-requested modifications.
  • Ensure the final Pre-Delivery Inspection is created and rectified before Turnover/Closing Date
  • Participate in Post-Mortem construction analysis of each project after all costs are recorded. Evaluate how Abstract can improve the total process.
