JOB DESCRIPTION

Akelius is seeking a customer service focused and solutions oriented property administrator to join the property management team.
The property administrator will partner with the senior property manager to ensure operational objectives of the New York portfolio are being achieved.
The successful individual will assist with overall review of property management day-to-day operation.

Responsibilities:

  • ensure property managers adhere to company policies and legal standards regarding leasing, tenant communications, and collections
  • maintain and audit tenant account balances, transactions, renewals, and move-in charges, assist property manager and review variance reports for discrepancies
  • monitor and audit tenant delinquencies, implement strategies to reduce delinquency rates, coordinate rent collection efforts, and review arrears payment plans with the senior property manager
  • audit and review legal cases, collaborate with property managers and legal counsel, ensure compliance with regulations, track communications, and manage the legal approval process and trackers
  • support property managers to oversee eviction processes for non-compliant tenants, ensuring legal compliance and managing logistics and coordination of proceedings
  • review and audit commercial leases, track renewals, and ensure payments are on-track with leases

account balances

  • maintain accurate records of all tenant account balances and transactions
  • audit renewals and move in charges, making sure all the charges are correct and not missing
  • assist with completing monthly reports such as delinquency tracking, legal, and renewals portfolio wide
  • reconcile tenant account balances and identify discrepancies.
  • review variance reports such as gross potential rent reports and monthly postings
