Description:

We are looking for a Property and Leasing Manager who will grow and oversee the efficient management and operation of our company’s property portfolio (designated as both short-term holiday homes as well as long-term stay villas).
The ideal candidate will be responsible for maintaining and upkeep of the properties; coordinating and scheduling property viewings; ensuring tenant satisfaction; liaising with the authorities (Nakheel etc), maintenance company, vendors and service providers; scheduling and coordinating routine & one-off repairs and maintenance and maximizing overall rental revenue.
Responsibilities will include business development to drive the growth of the portfolio as well as the ongoing management of the existing property portfolio.
Knowledge of the Dubai real estate market including the related RERA laws, and procedures surrounding property management, tenant evictions, rent increments, contract renewals and leasing is essential.
Ideal candidates must have at least 2+ years of recent experience working for a property management or property maintenance company in Dubai and should have a UAE driving license.

Roles and Responsibilities:

  • Business development to ensure the growth of the portfolio including initiating and managing marketing initiatives, preparing client proposals and conducting client presentations.
  • Marketing and promotion of properties using various means including the internet, newspaper, company brochures and by working with relocation agents.
  • Processing of rental applications including detailed screening of applicants and discussions with landlord.
  • Lease negotiations, preparation of tenancy agreements and Ijari issuance for new leases and renewals.
  • Payment of DEWA and other utility bills on behalf of the Landlords.
  • Initial, final and routine (yearly) inspections and quarterly performance (P&L) reporting to landlords.
  • Recognizing the need for, organizing and overseeing maintenance and renovations (liaising with approved service providers). Obtaining quotations, conduct a comprehensive cost analysis for the quotations received, and implementing property maintenance and repairs quickly and efficiently.
  • Achieving maximum revenue on behalf of the landlord by ensuring, in conjunction with leasing agents, that all units carry as high an occupancy rate as possible.
  • Liaising with strata, government and industry departments e.g. the rent committee of Dubai Municipality, DLD and RERA.
  • Developing and maintaining good relationships with landlord and tenants/clients (or their representatives).
  • Ensuring, as far as possible, that tenants’ complaints and concerns are attended with speedily and satisfactorily.
  • Collection and monitoring of rent payments and preparing documentation in the case of arrears (including termination notices).
  • Controlling petty cash so as to cover the cost of minor incidentals.
  • Maintaining an accurate filing system so as to incorporate property and tenancy related information.
  • Ensuring that all relevant information is recorded in an accurate and timely manner, and that all renewal dates and maintenance issues are not only regularly monitored but followed up as necessary to ensure resolution.
  • Conducting any communication with landlords, tenants, clients and staff in a professional and courteous manner.
  • Prepare and present monthly and ad hoc reports on property performance to management
  • Any other duties that may arise, or as directed by your immediate managers.

Job Type: Full-time
Pay: AED10,000.00 - AED15,000.00 per month
