Job Title: Resident Service Technician (LIVE-OUT)
Reports to: Property Manager & Director of Operations
Subordinate Positions: As directed by Property Manager / Director of Operations ________________
Summary of Function: Under the direction of the Property Manager and/or Director of Operations, the Resident Service Technician will be responsible for maintaining the property, ensuring all tasks are completed efficiently and effectively. ________________
We are seeking a skilled and dedicated Resident Service Technician to handle all aspects of building upkeep, cleaning, and maintenance. This full-time position is responsible for all maintenance and cleaning tasks, including resident work orders, basic landscaping, and seasonal snow removal, to ensure a safe, clean, and well-maintained environment for residents. The ideal candidate will be a hands-on, dependable professional capable of performing repairs, maintaining grounds, and traveling for supplies when necessary.

Responsibilities:

  • Building Maintenance
  • Complete all maintenance-related tasks within the apartment complexes, including minor repairs (e.g., plumbing, electrical, carpentry, HVAC).
  • Respond to and prioritize tenant work orders, ensuring prompt and efficient resolution.
  • Perform daily inspections of common areas, building systems, and equipment to identify maintenance needs.
  • Monitor elevators, report and log any issues, coordinate repairs with contractors.
  • Cleaning Services
  • Perform support cleaning duties, including daily cleaning and sanitizing of common areas (entryways, vestibules, lobbies, hallways, stairwells, elevators, laundry rooms, mechanical rooms, etc.) to ensure a high standard of cleanliness as required.
  • Deep-clean units during resident turnovers to ensure they are move-in ready.
  • Groundskeeping & Landscaping
  • Maintain exterior grounds, including basic landscaping such as lawn mowing, weeding, and raking. Also includes flowerbed care and ensuring planters are filled with seasonal plants/flowers, watering on occasion.
  • Ensure safe and clear pathways during winter months by removing snow and applying salt to sidewalks, stairwells, parking areas, and all entryways.
  • Empty garbage and recycling bins regularly, ensuring cleanliness around waste disposal areas.
  • Changing exterior light bulbs and removing nesting materials when applicable.
  • Suite Turns & Repairs:
  • Perform various repairs and maintenance tasks in suite, including plumbing, electrical, painting, carpentry, etc.
  • Perform full Suite Turn renovations as directed.
  • Inventory & Supplies
  • Maintain inventory of cleaning, maintenance, and landscaping supplies.
  • Travel as necessary to purchase supplies, tools, and equipment needed to carry out maintenance and cleaning duties.
  • Manage master keys responsibly for all units and common area rooms.
  • Safety & Compliance
  • Follow safety protocols to ensure that all maintenance and cleaning activities comply with health and safety regulations.
  • Report any building hazards, security concerns, or needed major repairs to management promptly.
  • Record and submit fire log entries.
  • File incident reports as necessary.
  • Open/Close laundry rooms on daily basis.
  • Ensure all common area doors and exit doors are secured
