The Property Management Supervisor will give leadership and direction on all property management issues, policies, procedures and plans for all the affordable housing buildings of The Mustard Seed. The Property Management Supervisor ensures the buildings operates in a safe, clean, secure and healthy living environment according to best industry and management practices. This role requires empathy, resilience, and a commitment to promoting positive change within the community and will work closely with residents. A compassionate nature will be crucial in creating a safe and welcoming environment for those seeking shelter and support.

MINIMUM QUALIFICATIONS AND SKILLS
- Property Management certification or equivalent, accredited under the Real Estate Commission of Saskatchewan (RECS)
- Minimum 5 years property management experience
- A passion to be part of ending homelessness in Saskatchewan
- Knowledge and understanding of poverty, homelessness, oppression, addiction and mental illness and desire to work with marginalized individuals
- Cultural sensitivity and respect for client individuality and self determination
- A broad knowledge of and experience working with Indigenous communities is an asset
- Experience in managing budgets and contracts
- Strong organizational, time management, prioritizing, administrative
- Computer literacy, including knowledge of MS Word, Excel, email and other applications
- Excellent interpersonal communication (written and verbal) and conflict resolution skills
- Demonstrated ability to work within a cross functional team environment
- Strong work ethic, naturally takes initiatives
- First Aid and CPR Certification is an asset
ADDITIONAL REQUIREMENTS
- A satisfactory employment background check and vulnerable sector search, is required

This position requires the use of a company vehicle. Candidate must have and maintain valid driver’s license and will need to consent to a driver’s abstract request.
Responsibilities:
- Performing Tenant Management in accordance with Permanent Supporting Housing Tenancy Act, Residential Tenancies Act, Residential Tenancies Regulations and The Mustard Seed policies
- Manage rent collection by ensuring tenants pay their rent on time, and manage any issues related to late payments
- Perform Lease Management including overseeing the creation, renewal, and termination of rental agreements or leases with tenants
- Address complaints and issues in collaboration with the housing team and acting as the point of contact for tenant concerns related to maintenance, disputes with other tenants, or questions about the lease.
- Ensure facility is properly maintained and comply with codes, municipal bylaws and tenancy license standards and submit maintenance requests as required
- Coordinate maintenance and repairs by liaising with maintenance teams or contractors to ensure that any issues in the property, such as plumbing or electrical problems, are promptly resolved
- Ensure acceptable living standards are maintained by providing a safe, supportive living environment for our clients, and that they operate within Mustard Seed policy and budget
- Ensure clients clearly understand and comply with rules, policies and expectations of the organization and address any violations or concerns.
- Enforce rules and policies to ensure tenants adhere to the terms of their leases, including rules around noise, pets, or the use of common areas
- Screen and Select Prospective Tenants: conduct intakes, obtaining and recording demographic and other required information, ensuring needs of the clients can be met within the scope of programming available in the building
- Maintain accurate, confidential and up-to-date documentation of client interactions and progress as required
- Management evictions and legal compliance including where tenants violate lease agreements and initiating eviction proceedings when necessary, and ensuring all actions are in compliance with local housing laws
- Ensuring systems and procedures are in place to support all of the above
- Work closely with the Housing Manager to address tenancy matters
- Communicate regularly with TMS Housing Manager and the tenants on issues affecting the property
- Communicate accurate rentable space and market all vacancies with team and referring agencies as required
- Prepare annual management plans and managing budgets, contracts, review and report as required
- Managing and support staff involved in supporting all of the above
- Initiating and administering insurance claims with insurers based on policy
- Tracking statistics and prepare reports as required
- Abide by all Health & Safety protocols including completing a report for all incidents that occur, including near misses, in a timely manner
- Greet clients in a friendly and non-judgmental manner
- Assess client’s level of intoxication, risk factors, immediate needs and vulnerabilities and then inform supervisor of any concerns
- Participate in on-call rotation
- Coordinate staff schedule and site coverage
- Complete required training including but not limited to FOIP, First aid and CPR, Naloxone, NVCI and De-escalation certification and attend meetings
- Maintain professionalism and adhere to all policies and procedures including but not limited to Health & Safety and HR policies and procedures
- Perform other duties as assigned
