Description:

Good Life Property Management is expanding into Orange County! We are seeking a driven and ambitious Property Manager to join our team and spearhead our entry into this new market. This role will be instrumental in our expansion efforts.

The Property Manager will oversee the leasing, performance, and expansion of their portfolio. They will be seasoned experts in property management, tasked with growing their portfolio by identifying new client opportunities, handling property turnovers, leasing properties, and nurturing client relationships. Responsibilities include resolving complaints, addressing client concerns, ensuring legal compliance, managing property maintenance, pursuing ongoing education, and providing leadership and training for future team members within their portfolio.Duties and Responsibilities:

  • Coordinates turnover of our vacant properties, prepares properties for the market and leases properties
  • Communicates with clients (landlords) via phone and email about repairs, setting the rental price, securing approvals and updates on when home will be ready for new tenants.
  • Conducts marketing, showings, and application processing for vacant properties.
  • Builds client relationships, sets rental rates, and enforces lease agreements.
  • Provides leadership, ensuring exceptional customer experience and addressing client issues.
  • Becomes the escalation point for addressing late payments and handling operating expenses.
  • Terminates leases and initiates eviction proceedings.
  • Ensures tenants have paid their rent in a timely manner, contacts tenants who have not paid rent, and manages the eviction process.
  • Coordinates maintenance work orders and addresses outstanding issues.
  • Ensure portfolio’s pending payable bills are approved on a weekly basis.
  • Assist in escalated HOA violations, lease violations, and tenant issues.
  • Monitor lease renewals to ensure they are being sent to tenants and executed in a timelymanner.
  • Grow portfolio by managing a lead database, qualifying leads, negotiation terms, drafting and executing management agreements.
  • Attends networking events to convert connections to Realty/Referral Partner Leads.
  • Maintains ongoing communication and strong relationships with clients and vendors.
  • Monitors competition and recommends changes in service and policy.
  • Resolves client complaints and maintains professional knowledge.
  • Maintains fiduciary responsibilities for clients.
  • Clerical and data entry tasks for all routine management.
  • All other duties as assigned.

SKILLS AND QUALIFICATIONS:

  • Degree in real estate, property management, business administration or a related field preferred.
  • Must have an active California Real Estate license.
  • Experience as a property manager, assistant property manager, or in a similar role.
  • Working knowledge of property regulations.
  • Proficiency in property management software.
  • Basic knowledge of G-Suite applications (Gmail, Drive, Word, Sheets) and Mac OS.
  • Strong organizational and time management skills.
  • Excellent communication and negotiation skills. Great customer service skills.
