We have an exciting opportunity for a full-time Property Manager to join our Real Estate team in Langley, BC.
Reporting to the Senior Manager, Property Management, you will be responsible for managing a diverse portfolio of Pattison Food Group locations by overseeing and managing all tasks associated with Property Management and Lease Administration. This includes various aspects of property operations such as tenant & landlord relations, lease administration, maintenance, and financial management.
You will be responsible for:
- Managing and responding to various property management repair, maintenance & replacement issues/concerns within a dedicated territory portfolio (e.g., roof leaks, HVAC, parking lot, loading bay, floods, electrical shutdowns, building damage, security, etc.).
- Collaborating with Facilities Maintenance and Construction to determine cost and function responsibility before implementation.
- Communicating directly with internal teams such as Regional Directors and Store Managers on various issues concerning store property management concerns and to ensure locations are well-maintained and operating efficiently to ensure compliance with Lease terms.
- Liaising directly with Landlords; investigating the Lease terms and conditions for responsibility, coordinating conference calls and/or onsite meetings with external and internal customers to discuss, strategize and collaborate to resolve issues.
- Conducting store visits to assess property maintenance concerns and/or issues as required.
- Monitoring, reviewing, adjusting and/or processing Lease commitment occupancy costs for Landlords, Sub-Tenants and non-operating property administration and accounting, including in accordance the Lease.
- Assisting Lease Administrators with updates and changes to the Property Management lease administration platform (Tango), as required.
- Creating repair & maintenance responsibility checklists in accordance with the Lease.
- Coordinating with the Legal Department for drafting of Estoppels and other legal documents; reviewing prior to execution in accordance with the Lease.
- Collaborating with the Construction and Planning Departments prior to and during new store openings or renovations.
- Assisting with budgeting of Property Taxes, Rent, and CAM, along with processing and approving year-end reconciliation when received from Landlords.
You have:
- 10+ years combined property management, real estate, and/or lease administration experience, preferably in a large and complex organization.
- A certificate in property management or a diploma in real estate or an equivalent combination of education, training, and experience.
- A Real Estate Trading Services licence or Rental Property Management licence is considered an asset.
- A strong understanding of lease management systems.
- A strong understanding of leases and interpretation of provisions within.
- The ability to travel within Canada to conduct visits/inspections and attend industry conferences (valid driver’s licence required).
- Experience with systems such as PeopleSoft, Qlikview, and Tango is considered an asset.
