Description:

QUALIFICATIONS AND EXPERIENCE:

  • Previous experience in conveyancing, ideally within a paralegal role.
  • Strong understanding of the conveyancing process, including residential and commercial transactions.
  • Familiarity with SDLT, Land Registry procedures, and relevant property law.
  • Proficient in using case management systems and legal software.
  • Excellent written and verbal communication skills.
  • High level of accuracy and attention to detail.
  • Ability to manage multiple tasks and prioritise effectively.

Responsibilities:

  • Client Interaction:
  • Serve as the first point of contact for clients, providing updates and answering queries related to conveyancing matters through a variety of communication channels.
  • Draft and send out initial client care letters, terms of business, and other relevant documentation.
  • File Management:
  • Open and manage case files, ensuring all documentation is up-to-date and accurately recorded.
  • Perform regular file reviews and maintain compliance with regulatory and firm standards.
  • Document Preparation:
  • Draft and review contracts, transfer deeds, and other legal documents under the supervision of solicitors.
  • Prepare and submit Stamp Duty Land Tax (SDLT) returns and Land Registry applications.
  • Assist with the preparation of completion statements and financial documentation.
  • Liaison:
  • Liaise with clients, solicitors, estate agents, and other third parties to facilitate the conveyancing process.
  • Communicate with mortgage lenders to ensure timely processing of mortgage offers and redemption statements.
  • Searches and Enquiries:
  • Conduct property searches (e.g., Local Authority, Environmental, Drainage and Water) and raise necessary enquiries with relevant parties.
  • Review search results and highlight any issues or discrepancies to supervising solicitors.
  • Completion and Post-Completion:
  • Assist with the exchange of contracts and completion process, ensuring all conditions are met.
  • Manage the post-completion process, including the registration of property transactions with the Land Registry and handling of any final queries.
  • Compliance:
  • Ensure all work is carried out in accordance with SRA guidelines, anti-money laundering regulations, and internal policies.
  • Maintain up-to-date knowledge of conveyancing laws and practices.
