Description:

Our client is a rapidly growing vertically integrated residential developer of new homes in West, Northwest and Midlands of Ireland whose focus is to ensure that their new developments and properties for sale provide the very highest quality with maximum value for money.
Due to continued business growth and a current pipeline in excess of 600 homes, they are currently looking for a dedicated and insightful Quantity Surveyor to join their dynamic team.
As a key player in project management and economic evaluations this role will work with us in continuing to deliver outstanding results while maintaining cost-efficiency and compliance with regulations. You will be tasked with analysing existing budgets and making improvements, reviewing plans and preparing quantity estimates, negotiating with various contractors and vendors, as well as building relationships with clients and site managers.
To be successful you should have a methodical approach and superb interpersonal skills. Outstanding quantity surveyors are not only great at analysing costs, but they also know how to read people and tailor their negotiation strategies to ensure the best possible outcome.

QUALIFICATION AND EXPERIENCE:

  • Bachelor’s degree in quantity surveying, engineering, management, or similar.
  • · House building/ residential experience desirable.
  • · Experience/ technical knowledge of all modern methods of construction.
  • · An ability to achieve demanding time and quality targets.
  • Strong analytical and critical thinking skills, with excellent communication skills that provide the ability to succinctly present findings
  • Excellent negotiating and interpersonal skills, a team player
  • · Detail oriented and highly organised
  • · Self-motivated with ability to work on own initiative and flexibility to co-ordinate a number of tasks at the same time
  • · Good IT skills.
  • · A valid drivers’ license
  • · To be willing to accept overall project responsibility.

Responsibilities:

  • Overall responsibility for all QS activities for his/her site.
  • Reviewing construction plans. Preparing, negotiating and analysing costs for tenders and contracts.
  • · Manage procurement process, oversee procurement schedule and ensure scope accuracy for all subcontract packages.
  • Scrutinising maintenance and material costs, as well as contracts to ensure the best deals.
  • Liaising with site managers, clients, contractors, and subcontractors. Build and maintain good working relationships with all counter parties.
  • · Manage and oversee overall cost management processes across the project
  • · Look for opportunities to maximise revenue and reduce cost as well as identify and investigate losses
  • · Ensure all known and potential risks are identified, considered and accrued for and appropriate mitigation measures put in place
  • · Manage subcontract packages and oversee payments to subcontractors, suppliers and consultants along with normal QS duties.
  • · Accountable for the timely completion of the monthly QS cycle on site.
  • · Work closely with Project Manager to ensure successful delivery and completion of project.
