Description:
CANDIDATE REQUIREMENTS:
- A minimum of 10 years of relevant experience of hands-on real estate and construction experience preferably within the retail industry.
- A minimum of 5 years in a management position
- Excellent decision making, leadership, communication skills.
- Previous Experience in Real Estate and Construction Management
EDUCATION:
- Bachelor’s degree in Civil Engineering or Equivalent
- MBA is preferred
Responsibilities:
Strategic Responsibilities
- Contribute to the formulation of the department’s strategy, annual business plans, budgets, policies and procedures and ensure alignment to the business policies and procedures
- Identify opportunities for quality and cost effectiveness delivery.
- Identification of viable projects and preparation of business cases to support the Board of Directors in making decisions
Operational Responsibilities
- Oversee the annual budget reports to highlight utilization against assigned budgets in an accurate and timely manner; ensure that budget reports are submitted as and when required
- Initiating and maintaining key contracts, site selection. Securing the most prominent space in malls and street locations where possible.
- Asset management of existing portfolio to ensure that all lease agreements are renewed in time and changes in terms are correctly recorded.
- Managing the Leasing and legal documentation process in connection with new units and renovations.
- Liaising with other departments; legal, government relations, finance, design and property facilities.
- Sourcing new locations upon BU’s requests (showrooms, offices, residential, storage, plots).
- Preparation of site packs for all new premises, coordination with and obtaining approval from BU’s.
- Negotiate and conclude terms with Landlords / Developers.
- Advisory responsibility during completion of legal documentation.
- Completion of ‘new site package’ and handover to DD team and briefing of Projects team.
- Preparation of market mapping plans as per the current market supply (Malls) and generate future locations for Retail Network outlets.
- Maintain good relationships with landlords, developers, internal and host brands.
- Identify, analyze and justify new site location proposals.
- Perform due diligence in conjunction with legal and licensing teams.
- Preparation of due diligence approval packages to be presented to the appropriate stake holders.
- Estate management of the existing portfolio; renewals, rent reviews, assignments, surrenders.
- Annual portfolio review and analysis.
- Annual evaluation of internal & external properties.
- Rent payments.
- Requesting licenses / drawings / legal documents upon other departments’ requests.
- Obtaining approvals from landlords for new or modified signage’s, designs, and drawings.
- Solving BU’s issues with landlords (maintenance, issues with neighbors and any other non-contractual requests).
- Ensure that the team is adequately staffed as per business requirements and allocate work to subordinates
- Mentor and coach subordinates to develop their capabilities and build a strong succession pipeline for the role
- Establish the performance plans for direct subordinates; Monitor and guide them in managing their performance by providing appropriate feedback
- Allocate work to subordinates and ensure that subordinates are aware and familiar with assigned tasks and responsibilities
- Participate in the identification of training and development initiatives for all employees and ensure continuous on-the-job training and other learning interventions for the employees within the uni
