Real Estate (RE) is responsible for the professional management of Siemens Energy real estate portfolio worldwide of 3.2 million square metres. The portfolio is divided into 3 operational Hubs (Europe, Americas and Rest of World) and three global departments. This includes the acquisition, setup of new commercial/industrial real-estate, renovations, disposition of locations and servicing customers with a broad set of service offerings.
In the Europe Hub, RE manages 1.6 million square meters. To effectively manage this large real estate portfolio, Europe has been divided into four (4) Zones – Germany, North Zone ( Nordics + UK), South Zone (Central Eastern Europe + South West Europe)

Responsibilities:

RESPONSIBILITIES

  • Ensures accurate books and records including the recording of in appropriate systems i.e., compliance with Siemens Energy Financial Reporting Guidelines (IFRS), set up of project activities in SAP including accurate budget and forecast on a timely basis
  • Understanding of accounting principles and understanding of P&L and Balance sheet
  • Basic understanding of tax incl. VAT
  • Support with IFRS 16 and implementation/alignment of SE RE guidelines and principles; ensuring compliance with accounting standards
  • Validating and approving of invoices, preparation of accruals
  • Budgeting/Forecasting and actual reporting at country level
  • Analyses and monitors targeted finance results (Gross Cost, Free Cashflow, Profit and capex) and creates regular reports to management
  • Preforms financial analysis regarding trends, assets, cash and liabilities
  • Support FIN superior in identification and implementation of savings measures and ensure accurate reporting and documentation
  • Support in risk management
  • Steer, supervise and control Zone financial and operation performance including analysis of maintenance.
  • Support in implementing process improvements, initiatives and new business tools
  • Support ad-hoc tasks / requirements
  • Maintains working relationships with external service providers/suppliers and Business Areas

What you bring

  • Bachelors degree in Accounting/Finance related degree or equivalent
  • 10+ years core experience in accounting/controlling/commercial financial management
  • Strong team leader, able to build alliances and manage peers
  • Ability to influence senior management on their assigned RE topics
  • Advance Knowledge of Siemens Energy business, organization, processes and internal customer requirements
  • Advance Knowledge of project controlling
  • Knowledge in multiple corporate real estate financial matters, e.g. financial option comparison methods, balance sheet & cash implications on projects and decision making
  • Knowledge of related principles, maintenance guideline, standards and processes preferred
  • Sophisticated Knowledge of SAP

YOUR RESPONSIBILITIES

  • Financial management/control of major hub responsible projects between € 1’5 and € 50’0 including office and industrial fit out in Europe to ensure projects are achieved within agreed timelines & budgets
  • Close collaboration with the RE Europe Hub Operations team ensuring accuracy of forecast and budgets
  • Financial management/control of all Hub Europe maintenance projects
  • Financial management/control of all Hub Europe lease in & lease out projects, including renewals
  • Primary interface for global RE FIN and other financial support functions on issues relating to Maintenance and Capex.
  • Financial incl. accounting management of all purchase and sale topics in Europe
  • Centre of Competence in Europe for the implementation of RE FIN global standards on accounting statements, OnePm
  • Lead financial support for I-applications
  • Preparation of option comparisons/reasons, supporting the development of Location Concepts, Site Selections & I Applications in RE EUR
  • Establishes and keeps close working relationships with partners in SCM, Legal, Tax, RE EUR Zones & Regions.
  • Interface towards the RE Customers / Partners, SE RE Hub Operations, and Europe Accounting Hubs.
