JOB SUMMARY
The Global Real Estate team is working hard on the double again strategy through opening new stores, relocations, and optimization of existing network. As a member of the Global Real Estate team, this role will be instrumental in supporting the overall goals through tracking and managing contractual obligations, contingency dates and due diligence ordering and review. This role is will be responsible for holding all internal and external stakeholders accountable to deadlines.
As a Real Estate Transaction Specialist, you will be responsible for overseeing and managing the entire real estate transaction lifecycle, ensuring comprehensive due diligence procedures and effective management of lease contingencies. This involves facilitating processes to meet contractual obligations, scrutinizing documentation for accuracy, and proactively addressing contingencies during lease or purchase transactions.
The ideal candidate should be process-oriented, demonstrating a proactive approach to accomplishing tasks while exhibiting a genuine interest in exploring innovative ways to enhance our processes.
This position reports to the Director of Entitlements
REQUIREMENTS
- Must be located within the Charlotte, North Carolina market or willing to relocate
- Bachelor’s degree preferred, or equivalent combination of education, training, and experience in business, real estate, or related field
- Strong communication skills
- Knowledge of real estate laws, regulations and processes is an asset
- Self-directed and self-motivated problem solver, comfortable working independently and in cross-functional teams
- Highly organized with the ability to manage multiple projects, meet tight deadlines, and continually prioritize and re-prioritize tasks as new projects are assigned
- This role requires proactive engagement, meticulous attention to detail, and a strategic approach to ensure the success of real estate transactions and related processes.
PREFERRED QUALIFICATIONS
- A minimum of 5+ years of related real estate training and work experience in drafting and reviewing legal documents in commercial real estate;
- Advanced Microsoft Excel proficiency, and ability to become proficient with additional software’s and applications.
- Strong knowledge of commercial leases and lease terms;
- Ability to work in a fast-paced environment with the ability to adjust quickly to change;
- Critical thinker and ability to escalate when assistance is needed in a timely manner;

Responsibilities:
- Responsible for ordering , managing and monitoring the due diligence procedures and lease contingencies throughout the real estate transaction lifecycle. This involves facilitating the necessary processes to fulfill contractual obligations, examining documentation for accuracy, and addressing contingencies that may arise during the lease or purchase process.
- Oversee and own the management of external title company partnerships and collaborate closely with project managers and Circle K real estate teams, this entails:
- The coordination and execution of title-related activities, ensuring seamless communication and collaboration between the involved parties
- Work closely with Project Managers to align project goals with title company objectives
- Engage proactively with Circle K Real Estate Managers to address any contractual related concerns and facilitate a smooth integration of processes within the broader project framework
- Partners with internal/external Legal and Real Estate Managers to prioritize all lease documentation to ensure alignment with the Global Real Estates development plan.
- Accurately manage the tracking of critical dates by utilizing internal tools, spreadsheets, and databases.
- Play a pivotal role in maintaining comprehensive records, aiding in streamlined decision-making processes and contributing to the overall success of critical date management within the organization
- Collaborate closely with the team to identify and address reporting requirements pertaining to contract abstracting. Facilitate the execution of all documents related t othe sasifcation of our lease/purchase obligations .
- Facilitate the request of any payments required via check, credit card or other method to satisfy our lease/purchase obligations.
- Identify process inefficiencies and implement improvements. Lead related trainings on a national level
- Attend and participate in Development meetings and all regular team meetings.
- Order, review and update Soft Cost budgets for each project.
