Responsibilities:
- Create a best-in-class customer experience by providing prompt and courteous service to prospective and current residents.
- Provide leadership and coaching to a team of assistant property managers, leasing specialists, maintenance associates, and administrators.
- Develop sound relationships across the organization and with external contractors and vendors.
- Ensure all maintenance and repairs are conducted in a safe, timely, and cost-efficient manner.
- Maintain properties by investigating and resolving resident complaints, enforcing rules of occupancy, inspecting vacant units, instructing repairs, and planning renovations.
- Identify opportunities for improvements in efficiency, cost-effectiveness, and resident experience in the management of our portfolios.
- Ensure that an annual operating budget and plan are developed and followed and that cost targets are within budget.
- Pre-qualify prospective residents to align with building demographic, conduct showings of our vacant suites, and quickly close sales with prospective residents, driving revenue through achievement of leasing goals.
- High level of community engagement through building relationships among local businesses, schools and community groups and developing ways to best market these communities.
- Maintain inventory knowledge including availability of suite types, layouts, common areas and amenities of the building and their surrounding neighborhoods.
- Complete accurate, detailed reporting of resident applications, leases and move in/out inspections.
- Other duties as required.
