Description:

About Grosvenor
Grosvenor is an international organisation whose activities span urban property, food & agtech, rural estate management and support for philanthropic initiatives.
We develop, manage and invest to improve property and places across many of the world’s leading cities. In the food & agtech sector our growing investment portfolio includes some of the industry’s most innovative businesses working towards a better food system. We manage rural estates and their environmentally sensitive habitats, while supporting charitable initiatives targeted at vulnerable young people.
We are a values-led organisation which represents the Grosvenor family and share a common purpose – to deliver lasting commercial, social and environmental benefit – addressing today’s needs while taking responsibility for those of future generations.
At Grosvenor, we are committed to fostering a collaborative and inclusive working environment for our employees. We seek to recruit and develop people who share our values of integrity, respect and trust, and have the skills and ambition to help us successfully deliver our strategy. We stick to our promises, build lasting relationships, and work closely and responsibly with local communities.
About Grosvenor Diversified Property Investments (DPI)
We diversify Grosvenor’s property portfolio by investing in joint ventures and funds with like-minded partners to grow and diversify our exposure in regions, sectors and investment types that are beyond the focus of Grosvenor’s regional operating companies. Our investments have enabled us to help promote sustainability within the built environment and enhance the wellbeing of tenants and communities to ensure that our activities can make a positive difference to society.
We are thoughtful property investors who target opportunities which generate value through pricing dislocation, changing sector dynamics, emerging market trends, cyclical movements or change of use/ repositioning. We work with teams who embrace innovation, sustainability, and efficiency with a clear understanding of the rapidly changing demands of real estate – whose activity has a positive impact on society.
Since our first partnership in 2012, we have invested across Europe, North and South America, Sub-Saharan Africa and Australia committing over £1bn in equity alongside a variety of specialist local property partners. Our team is able to invest in opportunities across the globe and in all property sectors (including but not limited to industrial and logistics, student housing, residential, office, healthcare, and life sciences). We only invest Grosvenor’s balance sheet capital meaning that we do not have the time pressures associated with third party closed-ended vehicles, giving us a relatively unique proposition against our typical private equity competitors.
Together, our team of high-calibre individuals has delivered strong commercial returns. Of our 16 investments fully realised to date, we have delivered Grosvenor a weighted average IRR of 22% pa and an equity multiple of 1.7 times.
At its core, DPI is a small team of principled, hard-working, conscientious, experienced, talented people with global relationships and a strong collegiate culture. We consider this to be rare, hard to achieve and important to understand, in order to help ensure that the successful formula to date is nurtured and sustained.

Purpose of role
This role will form an integral part of the DPI team, a dynamic, flexible, and growing real estate private equity business. Based in London, you will provide the team’s primary financial deal analysis, in addition to providing support and input in delivering DPI’s strategy: to diversify Grosvenor’s property portfolio by backing specialist third-party management companies that are active in regions and sectors that complement the activities of our regional Operating Companies and are consistent with our principles of making a positive difference to society.
This is a small, dynamic team where you will receive senior management exposure from day one. On a day-to-day basis you will be reporting to the Investment Director. The role will provide you with exposure to sourcing new investments and may include the asset management of existing partnerships. As such, you will also be working closely with the Senior Analyst and Director of Asset Management to ensure the objectives of our third-party partnerships are met.

Key responsibilities

  • Analysis of new investments, including the interrogation of financial models provided by third parties and using data to draw conclusions and make recommendations
  • Lead targeted reviews of sectors and or geographies where DPI may seek to invest. This will likely involve coordinating both internal and external teams

  • Contribution to investment committee papers, strategic planning reports, and other internal documents and presentations
  • Build strong relationships with both internal and external professionals, including our in-house research, tax, and legal teams in addition to our third-party managers, technical consultants, and legal, accounting, tax advisors
  • Preparation of the strategic planning process: a five-year historical and ten-year forward looking financial projection of the team’s activities for presentation to the Group Board

Key requirements

The ideal candidate will…

  • Have at least 2-3 years’ relevant experience, with an emphasis on financial modelling proficiency
  • Be seeking a long career in real estate investment and/or private equity
  • Be a conscious self-starter, someone who takes initiative and uses informed logic to action
  • Have a strong technical ability to build cash flows and proformas across a variety of property sectors, capital structures, and waterfall distributions
  • Be detail-oriented, with strong communication skills and an ability to present in a clear, concise, and logical way and within a fast-paced work environment with tight deadlines
  • Understand key performance indicators across a range of commercial real estate sectors
  • Understand basic accounting principles, corporate finance, and economics
  • Have a naturally collegiate working style
  • Be highly motivated and creative, able to develop strong relationships with people at all levels and in varying contexts
  • Demonstrate integrity at all times, with an ability to be flexible, adaptable, determined, yet often patient and pragmatic. How Grosvenor does business is as important as the business itself
  • Be a polished and confident individual who will be comfortable presenting at board level. The position will represent Grosvenor as an investor in the marketplace and as such will be an ambassador of the brand
