Description:

REQUIREMENTS:

  • Graduate from tier-one Engineering or Business school or from a renowned university degree (MSc) in Real Estate, Business, Finance, or related field.
  • Proven experience (minimum of 6 years) and demonstrated skills in asset management in the Nordics.
  • Strong understanding of the Nordic real estate markets and logistics sector in particular.
  • Excellent analytical, negotiation, and project management skills.
  • High personal drive, a willingness to deliver high quality with commitment and dedication.
  • Natural way of working on various projects in parallel with multiple stakeholders in a multi-cultural environment, with a strong ability to set priorities and high communication skills.
  • Ability to travel as required.

Responsibilities:

KEY RESPONSIBILITIES:

Pro- actively manage and optimize the platform´s logistics real estate portfolio, primarily in Denmark and Sweden, with core to core+/value add asset characteristics, i.e.:

  • Efficiently onboard assets at acquisition, produce annual asset budgets and align and agree such plans with the Head of Logistics Nordics and the program teams.
  • Ensure efficient execution to deliver an asset’s agreed performance including NOI and cash-flow distribution.
  • Maximize performance, tenant mix and covenants, and lease terms while optimizing asset costs.
  • Work closely with the Head of Logistics Nordics, the EMEA Sustainability team, and other stakeholders to identify, agree and deliver logistics specific targets to improve the environment and the communities we serve.
  • During the execution phase, through thorough forecast, anticipate, identify any highlight material deviations to the annual asset budget, and propose, agreee and implement measures to remedy any adverse deviations.
  • Once approved by the program teams during the annual asset budget process, execute the annual capital expenditure plans required to enhance asset value and drive growth.
  • Constantly oversee financial performance, property maintenance, contractual obligations and ensure compliance with local and national regulations.
  • Focusing on data accuracy, ensure that information is provided to relevant systems in place in a timely, clear accurate and concise manner.
  • Frequent business trips to existing sites / projects, as well as to potential further acquisitions and other strategic locations in the Nordic region.

OTHER RESPONSIBILITIES:

  • As a senior member of the team, work in close collaboration with the Head of Logistics in the Nordics on portfolio/sector level initiatives relating to property management, leasing management, client relationship management, community management and tools, in order to maximize end-user and stakeholder’s satisfaction, as well as on strategic reviews of the business plans and other minor management tasks.
  • Taking into account your knowledge of local markets and of assets ´specificities, support the Head of Logistics and the Head of Transactions and Investment Operations in the Nordics to formulate recommendation to hold, sell or fix the portfolio´s assets and to accurately underwrite deliverable asset business plans for assets to be acquired.
  • Actively contribute to the wider Nordic team on business development projects and transactions, providing insightful analysis on the logistics market.
