Responsibilities:
Responsible for providing technical support and execute to Dyson’s Estates strategies to ensure safe and efficient functioning, and optimal utilization of assigned systems within the UK estate.
Main Duties/Responsibilities:
- Subject matter knowledge in Building Systems area
- Participate as a stakeholder in technical review for any defined (Building Systems) system installation and provide feedback in ensuring sustainable operation and specification fulfilling the needs of the operation, business goal and objectives.
- Responding and troubleshooting on Building Systems relating to any interruption/incident, in root cause identification, corrective, and preventive action in the shortest period. Able to collaborate with various stakeholder in resolving the issue amicably.
- Create new and review existing Building Systems Operating Procedure and Risk Assessment.
- Participate in Hazard Identification, Risk Assessment and Risk Control on the Building Systems.
- Perform FMEAs (Failure Model and Effect Analysis), eliminate a single point of failure and mitigate supply interruption risk.
- Established effective monitoring, measurement, and analysis system for evaluating the performance of Building Systems operation and maintenance in meeting set KPIs. Recommend and implement improvement/changes where appropriate.
- Support with guidance from Systems Leads, schedule and coordinate critical works EG shutdown maintenance on power distribution or interruption of critical mechanical feeds like hot water across stakeholders in minimising impact to operation while fulfilling code requirements.
- Implement, execute, review, and improve maintenance programs such as preventive maintenance; corrective maintenance on Building Systems in ensuring maximum system uptime and reliability can be achieved.
- Maintaining good system records such as system design, drawings, commissioning reports, manuals etc & co-ordinate with the Building & Compliance Manager is how best to achieve this.
- Perform investigation when system operation deviates from initial operating baseline. Report and document findings and perform corrective action where applicable.
- Maintain good maintenance records for traceability. Set priority, follow up and rectified defects identified promptly.
- Support HSE team in internal, external, and regulatory audits.
- Support Building & Compliance Manager in achieving 100% compliance across all Building Systems and owning activities to achieve this EG planned maintenance performance or remedial work activity.
- Lead in Building Systems area in UK Energy Efficiency Programme
- Manage the day to day repairs and planned maintenance usually via specialist contractors to ensure our Service Level Agreements are met.
- Work in collaboratively our stakeholders to keep them informed of progress, ensure access & the outcome is correct for them and the Dyson business.
- Maintenance is tracked on the CAFM system at all times utilising asset data.
- Manage delegated budgets for systems and or regional sites.
- Become a permit champion and manage permitting for our supply chain.
- Manage a range of “small” projects (usually between £5k-20k) from inception to completion in line with agreed procedures.
- Work closely with colleagues such as Security & HSE teams to improve service efficiency and ensure all works are managed in line with business policies.
- Take a leading role and work closely with our Systems Leads for Mechanical & Electrical along with the Building Compliance Manager to ensure the BMS system is monitored & operates effectively along with identifying improvements.
- Work closely with our Procurement Team to ensure contract compliance and value for money are maintained at all times for high value contracts.
- Manage BMS/smart lighting systems, monitoring faults and system issues reporting back to the systems leads or appointed contractor.
