Bridge Community Development is excited to be growing the team in British Columbia with addition of a dedicated Senior Development Manager with experience in Construction focused Project Management. We are seeking a skilled and dedicated Senior Development Manager to deliver projects that align with our clients’ needs while supporting the operational efficiencies of our organization and playing a key role in long-term strategic planning.

SKILLS AND REQUIREMENTS

  • A relevant post-secondary degree or diploma, preferably in Real Estate, Urban Land Economics, Engineering, Architecture, Quantity Surveying or a related field and ideally 5 years of related development experience.
  • A highly motivated self-starter with experience in real estate development and construction management.
  • The ability to multitask and prioritize across multiple projects.
  • Strong written and verbal communication skills for technical documents and presentations.
  • Exceptional organizational skills and attention to detail.
  • Ability to manage time effectively and excel under pressure.
  • Proficiency in drafting project proposals, budgets, schedules, and reviewing contractor quotations.
  • Experience in funding streams with CMHC, BC Housing or ISC.
  • Preferred experience working with Indigenous communities.
  • Flexibility for occasional on-site travel.
  • Strong work ethic with a “get it done” attitude.
  • Willingness to ask questions and solve problems.
  • A “people person” with strong interpersonal and communication skills.
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint, etc.).

Responsibilities:

  • Collaborate with stakeholders to define project objectives and milestones.
  • Contribute to the creation of project schedules and budgets.
  • Respond to funding Requests for Proposals (RFP) on clients behalf, with the support of the Development Co-Ordinator.
  • Prepare and submit comprehensive funding application on behalf of clients.
  • Educate clients on project delivery methods and associated risks.
  • Ensure projects adhere to established timelines and budgetary constraints while minimizing risks.
  • Foster seamless communication among clients, consultants, and project stakeholders.
  • Manage Design and Construction Requests for Proposals (RFP) including; evaluate proposals, clarifications, interview respondents, bid level and offer recommendations.
  • Prepare and handle contract documents, including CCDC and RAIC.
  • Engage with Owners legal council to develop and negotiate SCGs.
  • Manage third party contractors, consultants, and sub consultants in the delivery of their assigned scopes.
  • Lead monthly progress reporting and documentation of construction meetings.
  • Engage in various project meetings and document decisions and assigned tasks.
  • Escalate challenges to the Director of Development and support corporate growth initiatives.
  • Cultivate a collaborative and positive team environment in alignment with our values.
  • Support the development of coworkers including Junior Development Managers and Development Co-Ordinator’s.
