Description:
This a key role working across the London Estate Investment and Development teams. The London Estate is a vibrant and exciting c. £5bn mixed-use property portfolio located in Mayfair and Belgravia. As a business we have an ambition to be the property, place and partner of choice in central London. To help achieve this, we must be a data and insight led business, with exceptional analytical capability and effective decision making. Working within and across the London Estate Investment and Development teams, this role is responsible for developing financial analysis to support key investment decisions. This provides the senior leadership and Executive teams with the insight and understanding to determine viability, inform decision making and enhance business performance.
This role involves assisting with district appraisals, developing the London Estate’s ten-year strategic plan, building financial models and other analytical tools, supporting analysis on all development projects, preparation of portfolio financial information, and other ad hoc analysis. Such analysis could include appraising potential partnership opportunities and investment or divestment transactions and strategies.
The role provides the opportunity to gain experience on a range of asset management decisions, and to further develop skills in investment and development appraisals. A critical success factor will be enabling the asset management teams to become more involved in modelling their own returns and thereby better understanding the drivers of returns, and risks in their districts. Our experienced team promotes a culture of learning through inviting challenge and encourages knowledge sharing across the business. As part of this, the role will also be required to review models from other areas of the Analysis team (such as the ‘Off Estate’ business) and supporting the GPUK Finance SLT on wider strategic initiatives or projects, as required.

Key Responsibilities
- Provide financial analysis to the London Estate District strategies and support the consolidation of these into a London Estate Strategic Plan.
- Provide financial analysis to the Development team on their project appraisals and consolidate these into the Development Team Strategic Plan
- Designing, building, using and adapting existing Excel-based appraisal models to run financial appraisals to meet tight deadlines.
- Offer proactive challenge where methods and processes could be further improved or simplified.
- Conduct project and portfolio risk analysis
- Produce clear, insightful output to include in approval papers for Executive and Board review.
- Work with the Property side of the business to increase the level of commercial analytical skills
- Assist the wider Grosvenor UK analysis team on ad-hoc and/or corporate-wide financial analysis projects
To achieve this, it will be necessary to:
- Develop positive working relationships with the London Estate Finance team and other internal stakeholders to understand their analytical requirements.
- Work closely with the Asset Managers to understand their district strategies, investment opportunities, optionality and key value drivers.
- Work closely with Development Managers to understand their projects, key risks and commercial considerations and how they can optimise returns
- Liaise with the Sustainability & Innovation team to reflect GPUK’s environmental ambitions across the business
- Facilitate the use of insight in the projection of future returns and decision making.
- Be part of the analysis community, liaising frequently with the Head of Analysis
Key Requirements
- At least two years of dedicated financial modelling experience is essential, preferably property-related, and at least four years’ experience gained within a finance function
- Advanced Excel skills including discounted cash flow modelling and comprehensive knowledge of best practice modelling principles.
- Excellent numerical and analytical skills, able to quickly manipulate and make sense of large datasets
- Experience of business partnering – able to challenge performance and recommend improvements.
- Genuine interest in property and specifically GPUK’s London Estate (previous experience in a property business would be useful but not essential)
- Desire to expand analytical capabilities of Grosvenor by considering new innovative tools and incorporating the latest research
- Reviews existing ways of working and identifies opportunities for contributing to sustainability improvements.
- Be detail oriented, with an ability to present in a clear and logical way and within tight deadlines.
- Interest in conducting the required analysis to ensure GPUK meets its Social and Environmental goals
