Description:
OVERVIEW
Our client is a Malaysia-based real estate investment trust (REIT) established with the principal investment policy of investing, directly and indirectly, in a portfolio of income-producing real estate used primarily for retail purposes. The focus of its investments is towards community-centric retail centres. They are looking for corporate commercial lawyers to be part of the legal team.

REQUIREMENTS
- At least second upper class in Bachelor of Laws degree (second lower class under University of London International Programme may be considered).
- Outstanding academic results will be advantageous.
- Admitted to the UK and/or Malaysian Bar.
- Working experience of at least 2 to 5 years in general corporate and commercial laws either as an in-house legal counsel or with a reputable corporate law firm.
- Experience in mergers and acquisitions will be advantageous.
- Meticulous, diligent and attention to detail.
- Fluent in English and Bahasa Malaysia with the ability to draft legal documents and day-to-day correspondences clearly and concisely.
- Strong analytical and problem-solving skills.
- Solid time management and organisation skills.
- Ability to thrive in a fast-paced environment and work independently with minimal supervision.
- Able to prioritise workload and manage conflicting priorities to meet deadlines.
- Possesses good working logic without requiring explicit instructions for routine matters.
- Proficiency in basic legal procedures and common-sense approach.
- Competency in interpersonal skills and collaborative attitude.
This position is only open to Malaysian citizens.
Responsibilities:
Leasing
- Draft, prepare, comment on, review, negotiate and finalise letters of offer, tenancy agreements, letters of renewal, letters of addendum, supplemental agreements, novation agreements, non-disclosure agreements and all other documents, letters and correspondences in relation to the leasing matters.
- Draft, prepare, comment on, review, negotiate and finalise the letters of award for the appointment of the contractors, engineers, architects and etc.
- Draft, prepare, comment on, review, negotiate and finalise service agreements for the appointment of the vendors and the service providers.
- Assist with contractual queries from the leasing and operation teams, which include, without limitation, contract review, legal research, risk assessments, risk mitigation and preparation of legal advice and reports.
- Provide practical and efficient legal advices, comments and suggestions regarding contractual risk management.
- Take the initiative, collaborate and work with the leasing and operation teams to resolve problems and matters that have an impact on the company’s REIT�s business operation by providing solutions that are both logically sound and legally appropriate.
- Develop and implement the contract management process, which includes, without limitation, the contract process, workflow, stakeholder guidelines and templates.
Litigation
- Manage and handle pre-litigation legal disputes and enquiries from the leasing and operation teams.
- Monitor the progress of the litigation cases and manage and oversee all aspects of the litigation cases from inception through resolution.
- Manage the engagement of external lawyers, oversee the quality of their work and effective delivery of legal support.
- Comment on, review and finalise the pleadings, cause papers, witness statements, written submissions and etc.
- Liaise with and manage the witnesses for the trials.
- Update the records, details and information of the progress all the litigation cases.
General
- Report directly to the Head of Department.
- Undertake duties as and when assigned by the Head of Department and/or the management.
