The maintenance team is responsible for looking after the buildings, sites and systems, through planned and reactive maintenance which is scheduled and provided by our team of skilled professionals.
About the role
Reporting into the Mechanical & Electrical Senior Supervisor, you will bring your experience to assist the team in delivering a first class customer orientated installation, repair and maintenance service to the University’s portfolio of buildings, including teaching, administration, workshops, residential and other accommodation, owned, leased or rented by the University.
This will involve carrying out a wide range of reactive plumbing works to University sites and premises in accordance with the appropriate regulations and standards. Supervising the work of the Maintenance Assistants, you will maintain a safe working environment for all of our staff, students and visitors.
Upon completion of your probation period, you will be required to take part in the On-call Rota; being on call 24/7 for 1 week in 4. Call out payments will be paid in line with the relevant rate of pay for the call out period required.
This role is based at the University’s Kedleston Road campus, however travel between sites, including Buxton and Leek campus, in the works van will be expected.
The work pattern for this role will be 8am - 4pm Monday to Friday, with flexibility required at times to ensure Health and Safety standards are maintained.

QUALIFICATIONS

  • City & Guilds Level 3 in a Mechanical Trade (Level 2 with proven commercial & domestic experience and willing to train to level 3)
  • Water Regulations-WR01. (Current or lapsed)
  • Energy Efficiency (L8)-EE1
  • Vented and Unvented Hot Water (G3)-UVHW1
  • Legionella-LG01
  • H&S in the Workplace
  • Level 3 Award in Risk Assessment Principles

EXPERIENCE

  • Proven first-hand knowledge of working within in a multi-disciplinary
  • Experience in working across a large estate, providing maintenance in residential, commercial, and industrial premises.
  • Creating and reviewing Safe systems of work (including Risk Assessments, COSHH Data Sheets and Method Statements)
  • Experience of using software management systems. CAFM, BMS and Finance Systems.

SKILLS, KNOWLEDGE & ABILITIES

  • IT literate with a working knowledge of Microsoft Office packages
  • Strong technical/working knowledge of relevant statutory legislation that govern the facilities maintenance and operation of mechanical Systems.
  • Excellent planning and organizational skills
  • Have ability to work on own initiative or as part of a team.
  • Excellent communication skills with ability to communicate at all levels of management and workforce in a timely manner.
  • A full range of maintenance and installation abilities, with a proven ability to independently assess, diagnose and solve problems.
  • Excellent customer care skills with a commitment to providing a quality service to the University.
  • Ability to operate effectively in a team, contributing positively to team operations and working relationships.

BUSINESS REQUIREMENTS

  • Hold clean Driving License as inter site travel is essential part of the job for maintenance and refurbishment works.
  • Respond to emergencies in and out of normal hours including being on an out of hours.
  • Be flexible to working hours start times as may be required by Management for Health & Safety reasons or to cover University events.
  • Be available for the plumbers on call rota.

QUALIFICATIONS

  • ILM level 3 or equivariant supervisory training

  • A working knowledge of a range of systems found across a commercial/domestic estate.
  • Self-motivated and able to organise and conduct workload independently.
  • Ability to balance a busy workload.

Principal accountabilities

  • Carry out all works compliant to relevant Health & Safety and Statutory requirements pertinent to mechanical regulations, including Gas Safe registration.
  • Assist on the practical management of Legionella works; working with our specialist contractors to ensure safe systems are maintained throughout the estate.
  • Undertake tasks assigned via the Computer Aided Facilities Manufacturer (CAFM) system and ensure they are updated/completed appropriately and in a timely manner to meet Service Level Agreement (SLA) KPI’s
  • Identify and quantify materials required to undertake work requests with staff to ensure materials are ordered in a timely fashion. Monitor plant and equipment stock to ensure that adequate stock levels are maintained and report low stock to the Senior Supervisor promptly.
  • Carry out regular plant and site checks in line with PPM schedules and ensure that adequate records are kept ensuring compliance with statutory obligations and are updated on CAFM.
  • Attend weekly operational meetings to review and allocate workload collaboratively with other members of the Plumbing team. In the absence of direct line management, Senior Plumbers may be called upon to lead these meetings.
  • Assist the estates team in the implementation of the CAFM system and act as an ambassador for the system within the estates team.
  • Support the Senior Supervisor with audits to ensure university Health & Safety aims are met and ISO 14001 Compliance. Where required, review risk assessments for staff/management consideration and awareness. Deputise for the Senior Supervisor at department Health & Safety meetings as required.
  • Work collaboratively with other Maintenance teams to deliver and engage with ‘toolbox talks’ to share updates relating to Plumbing Maintenance, University of Derby Policies, H&S Guidelines etc. If needed, ensure the Senior Supervisor is updated following these sessions to enable them to update learning records across the team.
  • As directed by the Senior Supervisor, liaise with Student Life in reference to maintenance activities and ensure any works are managed in line with the Service Level Agreement.
  • Engage with University colleagues re appropriate times to undertake certain works, using own judgement, knowledge and experience to ensure that any disruption to Students and staff is kept to a minimum.
  • Liaise with both internal and external customers appropriately and promptly, to ensure those connected to or involved in your work are aware of progress and action taken or action required to rectify the identified works.
  • Support the Senior Supervisor to maintain a programme of Building Management System BMS) surveillance including daily/weekly BMS Plant inspections; record all findings and identify system faults. Generate system reports highlighting BMS faults or potential improvements. Raise CAFM tasks to engineering department OR contractor.
  • Attend Appointed Person training and act as an authorised person for the issuing of high-risk permit to work areas.
  • Exemplify the University’s Values and Behaviours. Actively encourage the University core values within your team to ensure the best possible service delivery.
