Description:
Responsibilities:
· Be familiar with the contract, and all addendums to the contract, relevant to the project
· Communicate with Contracts Directors on project progress
· Negotiating at pre-appointment terms and conditions of contract with the Client and their Design Team.
· Assist with the appointment of site teams to manage and run sites.
· Liaising with Client and Design Team to build working relationships and monitoring of information flow.
· Responsible for the successful execution of projects, planning resources including labour, materials , Plant and Subcontractors
· Develop and agree a programme of works to include all required elements to ensure a successful project outcome
· Allocate and manage resources to ensure that they are available when they are needed throughout the construction projects
· Determine the necessary equipment, materials, and manpower needed to complete the project within budget & schedule
· Establish and Maintain internal Production meeting document for the duration of the project
· Manage the project and ensure that standards of building performance, quality, cost programme schedules and safety are maintained by site management team.
· Responsible for Site Safety in line with Company & Statutory safety requirements
· Manage quality control for the lifecycle of the project and ensure all project documentation is managed correctly as per company quality procedures
· Responsible for the Coordination of works including documentation and issuing of weekly coordination meetings
· Ensure that project operations are in compliance with design specifications and statutory regulations including BCAR requirements.
· Ensure material and equipment are Approved, ordered and delivered according to schedule
· Prepare progress reports as required including weekly progress programme
· Control and manage all contracts and subcontractors, including the procurement of sub-contractors and direct labour.
· Collaborate with subcontractors, engineers, architects and key team members of the project team
· Responsible for the coordination of project management construction and engineering team.
· Ensuring that every member of the Project Team is aware of their roles and responsibilities associated with the project.
· Responsible for the development of a project risk register and recovery strategy
· Develop and track project labour and trends including weekly project indicators.
· Oversee projects cost/revenue control and report performance and issue weekly reports on same.
· Management of procurement and supply chain.
· Develop and manage project communication with all stakeholders via contractors report
· Required to represent the Company at meetings with, Clients, Subcontractors and suppliers
· Responsible for the timely submission of all handover documentation to ensure a successful project close out
· Develop and administer project budgets and fiscal controls, contracts, and quality control provisions; perform project cost estimating and value engineering, as appropriate.
· Reviewing and negotiating sub-contractor terms and conditions and placing of contracts. Ensuring sub-contracts are complete and elimination of gaps in sub-contractor packages (in conjunction with project QS).
· Ensuring that procedures are followed for the control of all subcontractor payments and payroll matters.
· Playing a leading role in any disputes and claims and working with the company Quantity Surveyors in the identification and resolution of potential disputes
· Maintaining commercial awareness and overseeing the whole financial aspect of the projects in conjunction with project quantity surveyors.
· Any other duties as required and as directed by the company
