Reporting to the Director, the Senior Property Manager (SPM) will oversee a large operational team including Reception & Administration and Guest Experience with a particular emphasis on Tenant / Guest Relations. The SPM will directly manage the Reception Administrator and the Manager, Guest Experience and work closely with the Property Services Coordinator. The SPM will maintain and improve the upkeep of the property by ensuring an efficient alignment of site level resources while collaborating with internal stakeholders during the implementation of corporate initiatives.
The SPM will lead all employee engagement efforts to ensure a consistent and high-level service and shopping experience. In the absence of the Director, the SPM is expected to assume the overall leadership of the Centre.
As a member of this team, you will be responsible for :Tenant / Guest Relations:
Appropriately respond to and address daily inquiries, from both tenants and guests, regarding the property’s policies and procedures, and all other issues that may arise;
Be involved in industry associations and community initiatives;
Build and maintain strong relationships with stakeholders (internal and external), tenants, union and non-union employees;
Effectively manage tenant relationships by being responsive, diplomatic, and decisive in all interactions;
Manage the coordination, completion and communication efforts in a timely fashion with tenants before, during and after tenant changes / updates and any other construction project (directly or indirectly affecting the Centre) and any property updates.
Guest Experience / Employee Engagement
Lead and direct property teams in the completion of their duties while ensuring those duties are constantly aligned with property objectives;
Conduct regular property inspections;
Facilitate and champion the property level employee engagement and Hospitality programs to ensure a consistent brand experience at all levels of the Shopping Centre;
Ensure Guest Experience initiatives are aligned with property objectives and national programs;
Act as the liaison between property departments to ensure clear and consistent flow of communication is received and disseminated amongst team members.
Property / Office Administration
Working with the respective departments, including legal, respond to and follow-up on all escalated legal and receivables issues / documentation;
Support the management office by providing mentorship and leadership to the Reception Administrator role and all its appropriate functions, including invoice administration, property tenant manual, OxComm communications and other related duties;
Coordinate activities with the Senior Operations Manager, as required;
Coordinate financial related matters with the Senior Manager, Portfolio Administration, as required.
In the absence of the Director, act as the Incident Commander as per the Emergency Management Plan
Reporting
Provide guidance and coordination to all aspects of the multi-year budget preparation and regular forecasting, including a sustainable operating budget and capital plan;
Alongside the Director, support the accurate entry and analysis of leasing budgets and quarterly forecasts;
Collaborate with Leasing to provide information pertaining to market share, sales projections, and category analysis;
Coordinate the preparation of monthly reports including analysis of tenant sales and customer traffic data;
Working with the Director and Property Services Coordinator, prepare the quarterly corporate updates for co-owner and executive teams and participate in any respective presentations;
Liaison with various departments (Legal, Marketing, Leasing, and Development) to ensure the Square One brand and vision is maintained to the highest level.

Responsibilities:

Bachelor’s degree with a focus in real estate or related business field
5 years industry experience in a commercial property management role
Industry designation(s) considered an asset (i.e., RPA, CSM)
Retail operations/property management experience considered an asset
Experience working in a highly dynamic environment
Excellent written and verbal communication skills
Experience as a people leader managing a team
Excellent teambuilding skills and is collaborative as a team player
Proven financial skills
Proficient with Microsoft Office (i.e. Word, Excel, Outlook, Teams)
