JOB OVERVIEW

Ontario Power Generation (OPG) is looking for a dynamic, strategic and results-driven professional to join our team in the role of Senior Real Estate Associate.
Reporting to the Director Corporate Real Estate & Workplace, this position is an integral member of the team and is responsible for supporting the management of OPG’s real estate assets, including the purchase, ongoing management and sale of real estate, commercial and industrial leasing, project management, land use planning, and cultural heritage and appraisal reviews.

KEY ACCOUNTABILITIES

  • Acquire real estate and property rights from land owners, grant new or renewal rights to third parties occupying owned or easement properties and dispose of property and real estate rights surplus to Company requirements.
  • Review and analyze market sales data, land use planning/site information and other relevant data to prepare market value estimates and other real estate reports.
  • Prepare, negotiate and execute contracts and documents for a variety of real estate acquisition, management and disposal transactions within specified financial, signing authority, real estate and other policy limits.
  • Establish clear negotiation options and strategies reflecting overall business objectives to effectively negotiate with third parties.
  • Establish and maintain necessary business relationships with internal and external client and customer groups, and other key stakeholder representatives to ensure real estate acquisition, management and disposal strategies, options and activities meet key company business objectives.
  • Keep abreast of the real estate industry, technological or Company specific trends and developments that may impact on real estate acquisition, management and disposal activities through both internal and external contacts. Provide real estate management advice, guidance and information to various internal and external clients and parties, as required and appropriate.
  • Meet targeted business goals, timetables, delivery dates, etc. established for acquisition, management or disposal work programs. Ensure all legislative, governmental and Company operational, environmental and all other relevant requirements are met in carrying out real estate acquisition, management or disposal activities.

EDUCATION

  • Four-year university degree in a related field.

QUALIFICATIONS

  • 8+ years experience in real estate environment to understand the practical application of real estate valuation, legal and negotiating practices and procedures to acquire, manage and dispose of real estate assets and approve or reject real estate transactions.
  • Experience to be familiar with the processes involved in valuing and acquiring fee or easement real estate interests in land, granting rights on owned or easement properties (e.g. licenses, leases, easements), selling properties, interpreting associated drawing, plans and surveys and preparing all associated documentation and legal agreements.
  • Experience in assessing real estate proposal, developing and implementing effective transaction negotiation strategies and presenting proposals to external parties and coordinating real estate transactions from the initial proposal presentation phase, through negotiations to final documentation.
  • Ability to work effectively and efficiently in a flexible hybrid office environment.
  • Experience working in corporate real estate within the utility industry preferred.
  • Accreditation in professional real estate associations such as Appraisal Institute of Canada, Fellow of Real Estate Institute, and the International Right-of-Way Association, The Institute of Municipal Assessors, and The Canadian Institute of Planners preferred.

The base salary range considers many factors including, but not limited to experience, education, and training, including any collective agreement requirements for union represented positions. It is not typical for the salary to be offered near the top of the range, and salary is dependent on numerous factors. For management roles, the base salary range does not represent the total compensation package. The total compensation package for regular full-time management roles includes pay-for-performance programs for annual and medium time periods.
