Position Overview:
We have an exciting opportunity to support our Store Development and Store Design teams with our rapidly growing store base in the role of Senior Site Development Manager. With solid line reporting to the Director of Store Design and dotted line reporting to the Director of Construction, this position will contribute to our new store program by developing accurate preliminary fixture plans and initial cost estimates for each new store project. This position will be primarily responsible for conducting preliminary site visits, observing the existing site conditions, space restraints, and restrictions noted in the tenant criteria manual, and with that knowledge, creating a preliminary fixture plan and an initial cost estimate to support the project execution. The position will also help with the best practices for site selection, fostering a productive work environment, and maintaining solid relationships with internal and external team members. The successful candidate for this role will be a passionate individual who possesses both preliminary space planning skills as well as construction cost estimating skills.
Responsibilities:
- Review all preliminary project info from the in-house and consultant Real Estate team members, including the LOD, mall map, and tenant criteria.
- Create an initial timeline for each project, taking into account site complexity and design milestones, to guarantee that deadlines and contractual obligations are fulfilled.
- Conduct thorough site visits for each new store project, studying the existing site constraints.
- Translate the LOD into a drawing program that will allow you to develop a preliminary fixture plan. Ideally in AutoCAD or Revit, but Blue Beam would be acceptable.
- Develop a preliminary fixture plan reflective of scope level (A, B, or C) and initial budget allocation from the Finance team.
- Create the initial cost estimate (ICE) and conduct internal reviews of both the preliminary plan and the ICE budget.
- Develop a comprehensive historical budgeting spreadsheet that provides expected average costs for all key categories within the ICE budget form.
- Maintain awareness of the overall project schedule and ensure adequate time is provided for the preliminary planning and costing portion of the project timeline.
- Work cross-functionally on the front end of each project to ensure our real estate partners have identified a DOP date that accommodates our standard project timelines.
- Identify opportunities for process improvement and innovation.
Our Ideal Candidate Will Have:
- Bachelor’s degree in architecture, construction project management, or related field.
- 5-7 years’ experience within a related field or brand (lifestyle or luxury a plus).
- Strong understanding of space planning and establishing preliminary budgets.
- A proven ability to execute with consistent delivery.
- Comfortable working with CAD or Bluebeam.
- Ability to lead through ambiguity and seek guidance or input when direction is unclear.
- Exceptional ability to listen to others and interpret their ideas and requirements.
- Strong organization, time management and project management skills.
- A strong ability to build relationships with co-workers and keep others informed.

Location/Travel:
- Ideal candidates will live in the Austin TX area and have the ability to travel frequently (40-50 site visits annually).
- Will also consider candidates located in TX.
- Work will primarily be remote with some in-office days each month desired.
