Description:
Senior Surveyor (Employer’s Agent / Project Manager)
We are seeking a highly driven and experienced Senior Surveyor to join our Bristol team, working across projects in the South and Southwest of England.
Our sectors of operation include residential, commercial, arts & leisure, and education - with residential developments being our primary area of operation.
You will be joining a company led at the very top level by Chartered Surveyors, meaning professional development, knowledge sharing and best practice are at the very core of how we deliver our services. You will be provided with opportunities for leadership and progression as you advance your surveying career with us.
We are looking for an individual who has the initiative to hit the ground running. The work pace is fast and understanding our objective to be ‘the consultant of choice’ is key to how we deliver an exceptional service.
Please note that this is a hybrid role - whilst you will be expected to attend the Bristol office regularly (frequency TBA) to promote team collaboration, your work will be on projects spread across the southern counties. To this end, we are more than happy to consider applications from candidates living in these areas.
REQUIREMENTS
The right individual will have:
- Proven track record of successfully managing large-scale residential development projects from inception to completion
- 3-5 years experience in delivering the Employer’s Agent role (Desirable)
- Confidence at client meetings
- Strong ambitions to develop their technical skills
- A team player approach and ability to work closely with clients and colleagues
- Commitment to the RICS and completing the APC, if not already achieved
- Good communication and workload management skills
- A methodical approach to tasks
- Experience in JCT contracts and Development Agreements (Desirable)
- Excellent problem-solving skills and the ability to make informed decisions under pressure
- Strong technical knowledge of construction
- A full, clean driving licence (Desirable)
JOB SUMMARY
No two days will be the same for our Senior Surveyors, but your general responsibilities will include:
- Leading and managing the end-to-end development process for residential projects, from initial concept through to completion
- Developing and communicating project objectives, strategies, and timelines to ensure alignment among internal teams, stakeholders and partners
- Providing strong leadership and guidance to multidisciplinary professional teams, to ensure project milestones are met
- Evaluating potential risks and opportunities, and advising on overall deliverability
- Developing project programme from feasibility through to design, planning, and procurement; highlighting all relevant milestones and reviewing/reporting on these regularly
- Facilitating design team meetings and managing the pre-construction phase
- Ensuring the management of professional teams is in line with the scope undertaken, fee allocated and potential risk of scope creep
- Management of design and professional team to develop design concept and plans
- Formulating and managing an evolving risk register from inception to completion of the development
- Identifying potential project risks and developing mitigation strategies to minimise disruptions and delays
- Providing Employer’s Agent and Contract Administration services across a variety of projects from inception to completion
- Preparing, regulating, and analysing costs for tenders and contracts
- Experience in various forms of procurement and contracts to be able to advise clients
- Undertaking risk assessments
- Assessing value for money
- Administering JCT construction contracts and development agreements, including chairing meetings
- Valuing work completed on-site and certifying payments
- Assessing cost variations
- Preparing cost reports and cash flows
- Preparing and agreeing final accounts
- Assessing and agreeing extension of time and loss and expense claims
- Management of handover process in line with client-specific requirements and ensuring all regulating requirements / legislations are adhered to
- Mentoring our Assistant Surveyors in delivering our scope of services and achieving their own professional career goals
You will be joining a highly experienced and friendly team based out of our Bristol office, established in 2021. Since opening, the office has gone from strength to strength, and our confirmed pipeline is steadily growing. In joining this office, you will be given the opportunity to help bolster our South West presence and really have a say in the direction of the company. You will have the potential to grow, as we offer strong training schemes with hopes of getting the right individual fully qualified in their field. This will be part of a long-term development plan, tailored to your personal training needs and career aspirations. Opportunities for development and role diversification are regularly reviewed on a bi-annual basis to ensure your career goals are on track, and we place a strong emphasis on “growing our own talent” – so opportunities for progression are bountiful.
We offer a competitive salary, with great benefits including a pension scheme, relevant professional membership fees paid, personal development, and CPD training courses. Additional benefits, as you progress your career with Rund, include private healthcare and death-in-service benefit.
Our Bristol office is located in a serviced office in Castle Park – an iconic building in the city which used to be a chocolate factory! In close proximity to Old City, Cabot Circus shopping centre, and the waterfront, the office is easy to reach by bus, bike, or train. The rejuvenated site now includes designer workspaces where facilities on offer are second to none – including co-working and break-out areas, a cycle hub, and an in-house barista. Our Bristol office also boasts a regular social calendar, with recent team socials including bowling and an evening at Flight Club.
