Description:

We are seeking a site operations manager to be based in United States to support our expansion plans.
This is a boot strapping role; the job holder is required to be highly independent and able to work with limited support and resources on the ground.

REQUIREMENTS

. At least 5 years relevant working experience
. Experience in management of facilities / site workers
. Willing to relocate to USA for long term assignment
. Valid class 3 driving licence
. Fluency in English
. Willing to work in a fluid and changing environmen

Responsibilities:

  • Support growth initiatives in market.
  • Build rapid scaling teams.
  • Produce training and operations manual together with HQ to support scaling operations.
  • Allocate resources to different portfolio.
  • Design, improve operational protocol.
  • Attend to emergency matters. Act as HQ point of contact.
  • Project manager for Asset Enhancement Initiatives (AEI).
  • Key point in charge of preparation of AEI proposal for portfolios including but not limited to solicitation of quotations, vendor management, negotiation, tracking progress payments.
  • Subject matter expert for maintenance and property asset management.
  • Setting up operations teams.
  • Hire and train maintenance team members in consultation with technical director.
  • Area Property Management Manager in location to support resolution of all users, tenanted facility and product issue.
  • Training of tenants and contractors on usage of the app.
  • Guiding tenants to make payments on the app.
  • Initial Liaison with leasing agents to ensure renewals and replacement tenants is in place. Support leasing activities, such as taking of photos and videos for ad posting. Inspection of properties. Additional verification of documents where required. Thereafter training of on site team to handle leasing activities.
  • Provide feedback to support bug fixes for technology.
  • Support rent collection activities (cheque, cash collection and deposits) and propose resolution for difficulties in rent collection.

. Support eviction process and bad debt collections.

  • Support update of documentation in system (changes in tenant information, update of account details etc)
  • Initial assessment for maintenance request. Identifying if it is landlord or upfrnt responsibilities. Fix small issues, direct to maintenance contractor for scope within Upfrnt’s responsibilities. Escalate to team for Landlord’s and unclear areas. Feedback to HQ for product & process improvement.

. Spearhead and roll out community events

. Develop operations team to manage such events.

  • Understand user interactions and expectations for product (technology).
  • Suggest new or enhanced features from user interactions to improve product usability.
  • Engaging with stakeholders and communicating Upfrnt’s service offering.
  • Crafting strategies and operational to reduce cost and improve efficiencies.
  • Support roll-out in next portfolio.
