QUALIFICATIONS AND EXPERIENCE:
- Ability to work independently and manage multiple projects
- Flexibility to adapt to changes in business environment
- College degree required
- Strong negotiating skills
- 5+ years related work experience
- Ability to travel 40% of time
- Must possess excellent written and verbal communications skills
- Microsoft Word and Excel proficiency is required
- Good organizational skills
- Fluent in English
PHYSICAL DEMANDS:
- Must have adequate vision, speech, hearing and physical ability to perform essential job functions, with or without reasonable accommodations
- Must be able to lift and carry at least 10 pounds
- Must have full body rotation and mobility (i.e., bending, stooping, twisting and reaching).
- Must possess valid driver’s license
- Frequent overnight travel required

Responsibilities:
SUMMARY OF DUTIES AND RESPONSIBILITIES [ESSENTIAL FUNCTIONS]:
- Develop strategic plans for all markets and states in assigned territory
- Use mapping software to analyze potential real estate actions
- Possess expertise in all markets in assigned region
- Manage critical lease dates and proactively negotiate favorable renewal terms
- Identify new store/relocation sites consistent with market strategy
- Negotiate term sheets for new sites
- Coordinate landlord work letters and delivery with Construction
- Conduct financial analysis for all potential investments
- Prepare Real Estate Committee presentations and present to Senior Management
- Accurately and consistently communicate with all levels of the organization
- Be an ambassador of the Bealls brand to the real estate community
- Additional duties as assigned
SUPERVISORY RESPONSIBILITIES:
- Direct and manage external broker network
- There are no internal supervisory responsibilities for this position
