As a Title Specialist, you will enhance and diversify your knowledge of the title industry in order to maintain compliance with state-specific requirements, follow changes in the industry, and build on the ultimate client experience.
SKILLS AND EXPERIENCE:
- Industry Experience: 3+ year of experience in Residential Title Insurance experience required
- Customer Service Experience: Professional who understands the importance of excellent customer service, has strong written and verbal communication skills and possesses a positive “can-do” attitude where the customer is always right.
- Attention to Detail: You’re skilled in staying organized, are able to prioritize and multitask, can meet timelines and understand that no detail is too small.
- Team Spirit: You understand that you are a piece of a larger puzzle and that how you perform your job and complete your responsibilities directly affects - both positively and adversely.

Responsibilities:
- As we grow and expand, you will continue to enhance and diversify your knowledge of the title industry in order to maintain compliance with state-specific requirements, follow changes in the industry, and build on the ultimate client experience.
- Reviewing abstracts and identifying the title issues needing additional information or resolution
- Obtaining and maintaining a firm understanding and knowledge of state-specific statutes relating to title
- Working with sellers, attorneys, underwriting counsel, and representatives from other title agencies to obtain the documentation and additional information needed to clear vesting issues, judgments, and other title defects
- Coordinating with team members to ensure applicable fees are added to appropriate settlement documents
- Preparing title clearance affidavits such as Continuous Marriage Affidavits, LLC, Corporation and Trust Affidavits, Free and Clear Affidavits, and Hold Harmless Agreements
- Ordering payoffs for liens and judgments, including but not limited to mortgages
- Routinely communicating status updates and issuing an internal notification when files are curative complete
- Responding in a timely fashion to internal and external parties
- Generating final title policies and verifying for correctness and completeness prior to distribution to appropriate parties
- Portraying a sense of calm and professionalism regardless of the title defect or particular situation
- Frequently contact Title Forward employees including Closing Specialists and Closing Coordinators to clearly articulate title requirements and work towards their resolution.
- Regularly contact abstracting vendors, underwriting counsel, listing agents, and sellers. Title Specialists will also interact with representatives from other title companies and attorneys who represent customers involved in the transaction.
