Description:

EDUCATION/EXPERIENCE:

  • An Associate degree In Accounting or Business Administration with 3 to 5 years of related work experience; or an equivalent combination of education and experience.
  • Property management experience preferred. Yardi experience preferred.

SKILLS:

  • Knowledge of generally accepted accounting principles and procedures in real estate accounting
  • Use and application of online accounting systems; standard software applications; and standard office equipment.
  • Ability to operate a 10-key with speed and accuracy, fax, copier/scanner, telephone, personal computer, and typewriter.
  • Demonstrate strong written and verbal communication skills with vendors, affiliates and stakeholders
  • Establish and maintain positive working relationships with internal and external clients.

  • Ability to write routine reports and correspondence.
  • Ability to interact/communicate effectively in a professional and pleasant manner with Vendors, Affiliates, Stakeholders, Corporate Shareholders, and Company Employees.

MATHEMATICAL SKILLS:

  • Knowledge of basic accounting principles.
  • Ability to effectively reconcile account balances, calculate figures and amounts, and apply basic math concepts.

Responsibilities:

JOB DUTIES AND RESPONSIBILITIES:

This position is responsible for all aspects of the subsidy accounting, including communication with the various agencies and site staff, as follows:

  • Responsible for entering Subsidy Adjustment Notices (SAN) for select properties Corporate is responsible for posting their housing payments.
  • Record all Subsidy / Housing Assistance payments (HAP) for select properties Corporate is responsible for posting their housing payments.
  • Responsible for all HAP related adjustments for select properties Corporate is responsible for posting their housing payments.
  • On a monthly basis work with site staff, as needed, regarding all HAP residents and their respective rental charges (both HAP and Non-HAP) to ensure accurate monthly charge posting.
  • Responsible for a monthly review of 10 properties selected at random to analysis and recommend solutions on resident ledgers.
  • Responsible for reconciling and validating outstanding balances, as needed, on select resident ledger related activities.
  • Responsible for reviewing and working with site staff, as needed, to set up resident ledgers for Move-Out Adjustments
  • Responsible for monthly monitoring of Applicant Activity, updating Superstar letters, and tracker.
  • On a monthly basis, working with other MFM Accounting team members send out emails to Community Managers and Regional Manager regarding the findings of Superstar review.
  • Responsible for assisting in reversing late fee charges and other adjustments, with Regional Manager approval.
  • Liaison with various county and state agencies to establish contacts and acquire documentation as needed.
  • Prepares reconciliations and variance analyses as needed, research auditor questions.
  • On a monthly basis, downloads select reports to SharePoint for use MFM Operations.
  • Creates and maintains custom reports in Yardi as requested by the management.
  • Perform all other duties as determined and directed by management.

The employee will typically be in a normal office environment with little exposure to excessive noise, dust, fumes, vibrations, or temperature changes.
