Description:

SUMMARY:

Compile list of mortgages, deeds, contracts, judgments, and other instruments (chain) pertaining to title by searching public records of Webster County, Iowa

Primary responsibilities:

  • Search and verify titleholders
  • Build abstracts and/or continue abstract updates
  • Search and collect documents reflecting the history of a property
  • Use of various websites and internal programs to locate property information
  • Transmit completed updates, searches and reports to the appropriate party
  • Search real estate records and summarize legal documents
  • Compile lists of mortgages, contracts, and other instruments pertaining to titles by searching public records for law firms, real estate agencies, or title insurance companies.
  • Search, analyze, and evaluate records relating to titles of homes, land, and buildings.
  • Ensure that the title to a property in question has no restrictions that may prevent or hinder its sale or use.
  • Confer with realtors, lending institution personnel, buyers, sellers, contractors, surveyors, and courthouse personnel.
  • Examine deeds, deeds of trust, liens, judgments, easements, and plats/maps to determine ownership, encumbrances, and to verify legal descriptions of property.
  • Prepare property reports and title searches
  • Answer phone to assist customers
  • Back up for front desk
  • Other duties as required by management
