REQUIREMENTS

  • Bachelor’s degree in Real Estate, Accounting, Business, Economics or Engineering
  • 1-3 years of relevant work experience
  • Creative, logical and detail-oriented
  • Proficient in cash flow modelling
  • Excellent written and verbal communication skills

Responsibilities:

  • The position will assist with the overall portfolio and asset management strategy of the fund. He/she works with the Director, other members of the Senior Management Team and the Board members to achieve the overall business, investment and operational strategies.
  • Assist with preparation of regular asset management plans, detailing proposals and forecasts of net income, capital expenditure, sales and valuations, explanations of major variances to previous forecasts, written commentaries on key issues and any relevant assumptions.
  • Work with the marketing/leasing team with the development and delivery of the marketing and leasing plan
  • Evaluate industrial real estate investment including build to lease, development, acquisition and divestment opportunities in Singapore and in the regional
  • Supports portfolio and asset management team in reviewing portfolio performance, portfolio valuation and asset enhancement
  • Build, develop, update financial models for portfolio valuation, performance assessment and analysis
  • Conduct market research on real estate trends, market insights, capitalization rates and market comparables
  • Assist in transaction due diligence, negotiation of leases and discussions with tenants
  • Assist in implementing, reviewing, monitoring asset policies, documentation, audit checks on assets, service providers and procedures
  • Preparing proposals and presentations to clients, key stakeholders and to seek internal approval
  • Any other responsibilities as assigned by the Company from time to time
