LOCATION: BERLIN, GERMANY

This is an exciting opportunity for an Asset/Fund Manager to join a leading real estate company dedicated to providing high-quality residential properties across multiple cities. They are committed to sustainable and responsible asset management practices and the Berlin office is currently seeking a dynamic and experienced Asset/Fund Manager to manage a joint venture portfolio owned together with an institutional investor, managed and controlled by my client.
The Asset Manager will play a pivotal role in overseeing and enhancing the financial and operational performance of the joint venture’s residential portfolio throughout Germany with assets in Munich, Dusseldorf, Stuttgart, Berlin and Frankfurt. The ideal candidate will have a strong background in financial asset management, property portfolio management, and a proven track record in executing sustainability initiatives. Proficiency in both German and English at a business level is essential for effective communication and collaboration as well hosting and running quarterly board meetings.

Responsibilities:

  • Portfolio Oversight:
  • Manage and monitor a diverse residential portfolio spanning multiple cities.
  • Implement strategic plans to maximize the financial performance of assets.
  • Oversee the performance of the third-party property management firm, ensuring adherence to established KPIs.
  • Financial Analysis and Reporting:
  • Conduct financial analysis, including cash flow projections, budgeting, and variance analysis.
  • Prepare regular reports and presentations for the board of directors and investors.
  • Sustainability and CRREM Implementation:
  • Execute and implement a CRREM pathway plan to improve the sustainability of residential properties.
  • Identify and execute sustainability initiatives, such as energy efficiency, renewable energy, and sustainable building practices.
  • Market Research and Strategy:
  • Stay informed about local real estate market trends, economic factors, and competitive landscapes.
  • Develop and execute asset-specific and market-wide strategies to enhance property performance and sustainability.
  • Asset Enhancement:
  • Identify opportunities for capital improvements and renovations aligned with sustainability objectives.
  • Collaborate with the property management firm to execute sustainability enhancements.
  • Risk Management:
  • Develop risk mitigation strategies, including those related to environmental and sustainability risks.
  • Ensure compliance with local regulations and sustainability standards.
  • Relationship Management:
  • Maintain open and effective communication with the GP, board of directors, and investors regarding sustainability initiatives.
  • Foster strong relationships with the third-party property management firm to ensure alignment with sustainability objectives.
