Description:

JOB SUMMARY:

The Asset Manager II is responsible for managing relationships with Site Providers (land/building owners), Tenants (wireless operators, tower companies, etc.), and various vendors and service providers. Responsibilities include administering contracts, including management agreements, lease/sublease easements, rooftop easements, or similar contractual arrangements, to ensure that all obligations are met, disputes are resolved, and oversee company, Tenant and Site Provider performance.
The Asset Manager II is also responsible for the ongoing accuracy of data in the designated database systems. They also ensure proper payments to the landowner, escalate issues as needed, and manage billing corrections for customer and Site Provider accounts as needed.

EDUCATION:

  • Bachelor’s degree in Business or related field
  • Paralegal degree preferred

EXPERIENCE:

  • 2 -4 years of experience in business operations, contract management, real estate processes, legal document development, contract administration, customer service or sales
  • Related experience in real estate contract terms, conditions, and language related to the wireless telecoms industry

TECHNICAL SKILLS:

  • Microsoft Office proficiency (Outlook, Excel, Word, PowerPoint), internet and database management
  • C1 Dutch and English proficiency

  • Excellent leadership skills and ability to drive and motivate team to achieve results.
  • Strong attention to detail and organizational skills.
  • Strong written and verbal communication skills.

PHYSICAL REQUIREMENTS:

  • Sitting at a desk for 6-8 hours a day.
  • Working on a computer for 6-8 hours a day.

Responsibilities:

  • Develop and maintain close relationships with APW’s customers by meeting with the mid-management team of all major operators on a regular basis.
  • Monitor the performance of the portfolio and take proactive measures to mitigate risk and maximize the return of the investments.
  • Analyze and approve site inspections for deals in the closing pipeline communicating to the country leader and Director of Asset Management concerns regarding structural deficiencies, equipment redundancy and evident consolidation potential.
  • Oversee and supervise the activities of the Asset Management team.
  • Collaborate with the Legal team to ensure the overall quality and legal sufficiency of contracts and/or other document deliverables are compliant with company standards and customer expectations, and achievement of business targets are realized.
  • Research and interpret various legal documents and contract terms and escalate issues as required. Correspond with internal teams/departments and external account holders to ensure accuracy in billing, payment, and overall data integrity.
  • Respond to legal inquiries, assisting with property and tenant matters by working with internal counsel and corporate functional groups.
  • Track and monitor all expiring agreements with Tenants and negotiate favorable extensions.
  • Work closely with Accounting to ensure accuracy of payments or billings and confirm alignment with legal contracts. recommend necessary adjustments and negotiate settlements.
  • Monthly escalation of all revenue and expense, termination of revenue and expense streams, detection of data inaccuracies.
  • Create, modify, and negotiate customer contract renewals based on approved legal templates.
  • Organize and lead discussions on periodic pricing committee conference calls for customer contract renewals. Ensure all customer agreements prepared are accurate and comply with standards that are promulgated by the legal department.
  • Negotiate business terms with Tenants for rents and revenue share.
  • Update Property Management database/systems when data issues are identified. Ensure terms and conditions are accurate in the database per the legal contract.
  • Resolve disputes with Site Providers and assist with condemnations, relocation of sites, tax liens and other matters as expeditiously as possible ensuring adherence to company policies.
  • Monitor and ensure all default claims are addressed and resolved within cure period and documents are properly scanned into CRM data base.
  • Provide feedback to the acquisitions and underwriting teams and improve processes on future closings.
