Description:

JOB OVERVIEW:

The Assistant Maintenance Tech is a key member of the facilities maintenance team and is responsible for performing all necessary maintenance for the property. The incumbent will provide superior customer service, possess detailed knowledge of company policy and procedures, and perform essential functions as they relate to maintenance and accessibility of the property. Conducts maintenance-related inspections, including building and alarm systems inspections. Perform routine, ongoing, and preventive maintenance tasks as needed/assigned including but not limited to electrical, plumbing, minor exterior and interior building repair, painting, power-washing, knowledge of boiler, chiller system and machinery.

SKILLS & QUALIFICATIONS:

  • High School diploma or equivalency preferred. College level course in business or hospitality preferred.
  • Two (2) to three (3) years of industry experience preferred with knowledge of general maintenance, make ready procedures, pool maintenance, and general ground care.
  • Basic command of Microsoft Office, information system hardware/software is preferred.
  • Must be able to work with general hand tools, electric power tools, appliance dolly, ladders including extension ladder, A/C cleaning chemicals, paint sprayer, buffer, and shampoo machine

Responsibilities:

  • Provide friendly, professional courteous customer service
  • Respond to inquiries/requests of the owners and management, and maintain a supportive working relationship with site staff and management
  • Maintain the cleanliness and appearance of the community in line with the established standards by walking the grounds and common interior areas daily, removing litter, debris from lawns, planting beds, parking areas, and sidewalks, ramps, restrooms, and other property amenities.
  • Conducts maintenance-related inspections, including building and alarm systems inspections.
  • Perform routine, ongoing, and preventive maintenance tasks as needed/assigned including but not limited to electrical, plumbing, exterior building repair, painting, power-washing, etc. and log all PM work on PM checklist.
  • Monitor, clean and maintain pool and Spa area
  • Complete service requests in a timely, efficient manner. Orders additional materials to complete job as needed. Properly documents parts used and time on service request so office management can perform bill backs
  • Ensures job site safety and follows all job site rules.
  • Ensures tools, equipment, and shop areas are in optimum condition
  • Coordinate and assist in common area maintenance with outside service providers when needed.
  • Inspect subcontracted service repairs/replacements
  • Assist in Emergency situations. Must be available to take on call.
  • Documents problems, delays, daily progress of job, labor used, materials purchased or returned, and weather days on the daily checklist.
  • Attends and completes all required training including staff meetings.
  • Performs or assists with general appliance repairs, carpet repairs, and minor A/C and electrical repairs.
  • Perform or assist with carpentry work, painting, and plumbing duties as required.
  • Participates in an ongoing property improvement plan and preventative maintenance program.
  • Perform or assist in all building repairs such as installing appliances, electrical fixtures, re-key deadbolts, etc.
  • Adheres to and complies with OSHA and company safety policies, rules, and wears personal protective equipment (PPE) as necessary.
  • Practice and adhere to FirstService Residential Global Service Standards and respond to all calls by the end of the next business day.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Reasonable and predictable attendance.
  • Perform or assist with any operations as required to maintain workflow and to meet schedul
  • Notify supervision of unusual equipment or operating problems and the needed for additional material and supplies
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
