Responsibilities:

ABOUT THE ROLE

As a CBRE Building Engineer, you will be responsible for monitoring, maintaining and repairing building system operations and the performance of various areas including plumbing, electrical, painting, roofing, heating, and cooling.
This job is part of the Engineering and Technical Services job function and is responsible for providing support, preventive maintenance, and repairs on equipment and systems.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Work independent from immediate supervision.
  • Complete building rounds and log equipment
  • Complete reactive building calls in a timely manner.
  • Manage and Assist contractors that come to work at the facility
  • Complete tenant requests in a timely manner
  • Emergency Response
  • Determining the exact nature and scope of the tenant requests by personally contacting the tenant
  • Perform work with a minimum of disruption
  • Clean up work area when job is complete
  • Return all tools to their proper place
  • Report any impending problems to the Regional Facility Manager
  • Some travel may be required to support client properties or company meetings

Perform preventive maintenance on all build related equipment which includes:

  • Air Handlers
  • RTU’s
  • Split systems
  • Fire / Life Safety Systems
  • Pumps
  • Large Air Compressors
  • Loading dock equipment
  • Building Automation Systems
  • Vent and EX-Fans
  • Plumbing PM and repairs
  • Lighting Systems

WHAT YOU’LL DO

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

Provide superior client service:

  • Reactive and preventative maintenance work orders are to be responded to and completed per the agreed upon SLA and entered into 360.
  • Insure work time hours are recorded in Service Insight for all PMs and WOs.
  • Supports and participate in facility remodeling and new construction projects. Learn the project details; how the changes will impact the facility and the commissioning of the building and new equipment.
  • Update team with new asset information so that Service Insight and Asset Insight are current.
  • Complete property inspections monthly and quarterly document found deficiencies.
  • Maintain all mechanical, electrical and storage rooms in a broom clean orderly condition.
  • Investigate the cause of equipment and system failures. Report findings, solutions and the estimated cost of the repairs to your immediate manager.
  • Document of all occurrences / incidents in Service Insight creating historical documentation of equipment and failures.
  • Supervise vendors to ensure proper work quality, cost containment and completion of the work.
  • After the work has been completed create a work order in Service Insight to historically track the vendor work quality.
  • Supervise vendors with contracted services i.e. Janitorial, Landscaping, Pest Control, FLS inspections.
  • Manage Capital Projects with the assistance of the AFM, FM and CBRE VP of Supply Chain
  • Work closely with the Distribution Logistic Manager and the Whirlpool Regional Distribution Manager to maximize the Distribution Center operation
  • Assist with commissioning and decommissioning of Distribution Centers
  • Limit client liability by complying with all NFPA and OSHA regulations and documentation requirements

  • Ensure all vendors are correctly setup in the GRMS, Coupa, and Service Insight systems prior to having them complete work on site. One offs can be considered with proper approval.
  • Each engineer must turn in quarterly 1 near miss or one good safety catch to Safety Manager.
  • Participate in the minimum of 10 hours of documented training per year; i.e. approved seminars, OSHA training, online training through the CBRE training website.

Meet assigned financial targets:

  • Meet or exceed account financial expectations. Identify opportunities for process improvement and recommend ideas to enhance business results.
  • Create and Manage cost savings initiatives.
  • Strive to reduce energy consumption through energy management and look for every opportunity to reduce energy costs.
  • Identify methods of reducing operating cost without impacting the quality of service or the work environment.
  • Work to achieve or exceed the team’s annual cost savings goal.
  • Generate and record purchase orders accurately.
  • Strive to close out all PO’s and invoices created by the end of the financial calendar year.
  • Issue purchase orders 100% for all purchase work.
  • Follow up with vendors on a purchase order, which is tagged with a discrepancy by accounting.
  • Work closely with the financial team to resolve outstanding invoice within 90 days of issuance.
  • Document and Close out 100% of all incidents including receipt reimbursements for damages.
  • Assist in the creation of the annual facility operating budget.
  • Manage the annual budget and report on any monthly variances.
  • Assist in the budgeting of capital projects, once a project begins monitor the vendor through the entire project.
  • Bring to the attention of management any project deficiencies and or recommendations.
  • Supervise emergency responses to power outages, roof leaks, plumbing leaks, fire systems and weather generated issues
  • Document and Supervise the incident reporting process and reimbursement for building damages
