Job Description:
The Building Management Systems Program Manager is responsible for the effective oversight, continued development, and overall management of RaceTrac’s BMS Program. This role provides the energy, mechanical, electrical, and building automation/controls expertise for new store construction and existing store retrofits as well as crafting compelling energy consumption mitigation strategies. In addition, this role maintains key relationships associated with the program, including the third-party BMS partner, internal stakeholders, and field teams. The BMS Program Manager works closely with the operations and store support teams to influence optimization strategies and maintenance schedules to improve performance and reduce overall energy costs in store systems as well as identify anomalies and/or failing equipment. The BMS Program Manager supports the Architecture & Design and Construction Teams by ensuring adherence to industry standards and guidelines, reviewing design documents and consulting on energy efficient designs and/or specifications. This role will participate in the third-party commissioning and recommissioning of store equipment. As the internal subject matter expert in building automation and controls, this role is responsible for educating and training internal team members and leaders on the principles of building automation, energy conservation and management, and the effect of proper maintenance protocols on energy consumption and equipment life. This role may additionally provide routine energy consumption/performance reporting to internal stakeholders either on a routine basis or as needed. The BMS Program Manager will stay abreast of best practices, new technologies, market dynamics, and trends, and will serve as a resource to others by advising on best practices and process improvements.

Responsibilities:

  • Leads efforts to identify and implement new building automation controls and schemes related to store equipment & energy conservation, and develops program assessment protocols for evaluation and improvement
  • Provides leadership, guidance, and subject-matter expertise to internal stakeholders and manages BMS related vendor relationships
  • Conducts thorough analysis to develop business cases for implementing energy efficiency initiatives
  • Provides feedback and updates regularly to internal teams related to BMS monitored equipment and overall store performance
  • Develops and delivers presentations to internal stakeholders regarding building automation and energy conservation
  • Supports resource efficiency and/or sustainable specification improvements for equipment, building materials, and other processes

Qualifications:

  • Bachelor’s degree from an accredited college or university; a focus on engineering, construction, or another related field preferred
  • 3-5 years’ of experience in facility management, energy management, or construction
  • Additional certifications for Siemens, Johnson Controls, or Tridium building automation systems and building commissioning
  • Demonstrated ability to read and understand mechanical, electrical, plumbing, and architectural drawings and plans and thorough knowledge of HVAC systems and equipment, such as: hot water tanks, pumps, air handling equipment, decentralized HVAC systems, and other terminal HVAC devices
  • Ability to manage multiple projects and competing priorities with many internal stakeholders with strong written and verbal communication skills, particularly the ability to summarize complex, technical issues on a need-to-know basis for decision makers
  • Proven ability to strategize and implement program management/change management techniques and methods, motivated by a desire to optimize productivity and nurture program success and growth
  • Proficiency with data analytics tools and processes (Excel, Access, PowerBI, SQL, etc.)
