POSITION SUMMARY
Responsible for overseeing and operating the Building Systems for Class A office buildings, coordinates with both Company and Contracted maintenance personnel to ensure proper operation of system and works with Company and Contracted personnel to maintain a safe environment for buildings occupants and compliance. Must abide by Company Safety Program and Policies, while performing duties safely. Consistent and reliable attendance is required.
Essential Duties and Responsibilities include, but are not limited, the following:
Standardizes the Building Management Platforms for all buildings.
Establishes Preventative Maintenance Protocol and forecasts predictive maintenance.
Creates and maintains critical inventory of spare parts.
Troubleshoots issues and reports deficiencies to maintenance team for repairs.
Ensures all Life Safety Requirements are met for all buildings.
Conducts frequent on-site inspections of managed facilities and identifies irregularities in building operations.
Provides indoor air quality.
Coordinates security camera systems.
Optimizes the use of the Building Management System for energy management and to create energy savings.
Manages interior lighting, exterior lighting, and temperature settings.
Commissions all mechanical and electrical systems to ensure efficient operations.
Reviews and documents utility usage, coordinates with programs that provide rebates for Energy Reduction Projects.
Manages projects and project tasks, including mechanical/electrical replacement, tenant improvement projects, investigations, and contract compliance audits of vendors.
Maintain as-built records/drawings of system changes and construction projects.
Handles administration of warranty claims
Ensure facilities are in compliance with applicable policies, regulations, and building codes.
Create and maintain lease required reports.
Performs administrative and/or clerical duties for NEBCO Inc. and affiliated companies, as needed.
EDUCATION AND/OR EXPERIENCE:
- Bachelor s degree in business administration, Architecture, Engineering, Construction Management, or related field; and
- Ten years related experience with commercial office buildings; or
- An equivalent combination of education and experience.
SKILLS AND ABILITIES:
- Experience with Building Management Systems.
- Knowledge of processes and techniques associated with repair, maintenance, and installation of HVAC systems.
- Knowledge of relevant laws, regulations, and building codes.
- Ability to perform thorough property inspection of assigned building(s) to determine appropriate maintenance and operational needs.
- Must be able to travel to multiple properties within Nebraska and work a flexible schedule based on tenant needs and job duties.
- Working knowledge of Microsoft Office Applications, including Word, PowerPoint, Outlook, and Excel
