Commercial Manager (Residential Projects)

KEY REQUIREMENTS:

• Bachelor’s degree in Quantity Surveying or related field (RICS or CIOB membership preferred).
• Demonstrated experience in a similar role within residential construction.
• Strong grasp of construction contracts and regulations.
• Exceptional negotiation and communication skills.
• Proficiency in cost estimation and financial analysis.
• Ability to work independently and collaboratively.
• Strong organisational and problem-solving abilities.
• Computer literacy, including MS Office and relevant software.
• RICS or CIOB membership is desirable but not essential.

• Lead all commercial aspects of housing developments, ensuring cost control and effective subcontractor management.
• Execute accurate cost estimates, procurement, and tender processes.
• Collaborate closely with project teams to ensure timely and cost-effective project delivery.
• Identify and mitigate commercial risks to maximise project profitability.
• Review and negotiate contracts with subcontractors and suppliers.
• Monitor project financial performance, providing regular reports to senior management.
• Cultivate strong relationships with stakeholders, including subcontractors and suppliers.
• Mentor and support junior commercial team members.
