Job description
On behalf of Stride Property, one of New Zealand’s leading listed property companies, Assemble are recruiting for a Commercial Property Administrator to join their Finance team here in Auckland. Stride Property Group (SPG) is an NZX listed stapled group comprising Stride Property Limited (Stride) and Stride Investment Management Limited (SIML). They are primarily investors in New Zealand office, retail and industrial property. SIML is a specialist real estate investment manager.
The predominant focus of this role is managing the accounts receivable process for Stride managed entities. This includes the processing of all lease documentation onto the property management system in a timely and accurate manner that ensures all tenants’ payments and lease obligations are correctly received/met.
ABOUT YOU
In order to be successful in this role, you will likely have the following skills and attributes:
- Tertiary qualification in Property, Finance, Accounting or related field (preferred, but not essential)
- Prior experience within Property would be beneficial
- Strong customer service ethic and stakeholder management skills
- Excellent attention to detail and accuracy
- Highly organised with the ability to multi-task and prioritise deadlines
- Strong verbal and written communication.

Responsibilities:
THE ROLE
The key responsibilities in this role may include but not be limited to the following:
- Correctly entering all data into the property management system by due dates to reflect any new lease or variations and ensuring property areas correctly reflect occupied / vacant areas.
- Managing tenant recharge/recovery profiles in the property management system to ensure correct invoicing.
- Managing the monthly rent roll process, including reconciliation and generation of tenants’ rent.
- Managing accurate and timely invoicing and crediting of recharges to tenants.
- Completing the12-month OpEx budgeting process prior to 1st April each year and completing annual wash ups in accordance with the Audit timetable as set by the CFO.
- Co-ordinating and consolidating lease information on the property management system.
- Liaising with Finance team/ Asset/Property/ Retail Managers and Auditors, including reporting to Asset/Property/ Retail Managers on a monthly basis.
- Sending monthly statements, copies of invoices, and perpetual tax invoices to tenants where appropriate.
- Invoicing of penalty interest as advised by Asset/Property/ Retail Managers.
- Assisting in the due diligence process for sales and acquisitions. Assisting in other projects as required including but not limited to possible investigations/refunding tenants and accurate and timely invoicing of ad-hoc recharges to tenants where required.
